Job Description
Would you like to work for one of the best managing agents in Manchester Tired of being overworked and underappreciated If so, please keep reading.\nDue to continuing growth, we're looking to strengthen our team with a Senior Property Manager, tasked with caring for a few medium-large developments (circa 700 units) and assisting with managing our team of 33 and growing. We're on the lookout for someone to join and help lead our block management team. We need someone already experienced in managing whole blocks/estates of apartments and, ideally, experienced in managing and training team members too.
A Senior Property Manager would be expected to have at least 5 years of prior experience as a Block Property Manager and be able to take on any challenge in managing a development, including those with ongoing cladding remedial works.\nAs an experienced Property Manager, you'd be well aware of the day-to-day duties, which would include:\n * Oversee the smooth running of the portfolio.\n * Attend and prepare for regular meetings with residents/directors.\n * Conduct routine inspections and schedule maintenance.\n * Chair and minute meetings as appropriate and take actions resulting from these.\n * Budget & financial control - our system is a big help with this.\n * Build and maintain relationships with all stakeholders.\n * Resolving of queries received on the portfolio.\n * Helping to acquire new business (where commission can also be earned).\n * Assisting with recruitment of team members, one to ones and reviews.\n * Assisting with complaints handling (thankfully we don't get many at all but can't always please everyone!).\nWe are very much a team that works closely and learns from each other every day, as no two days in this industry are ever the same. We excel because our focus is on customer service, so we keep unit numbers per Property Manager lower than any other agent, to ensure each block gets a good level of attention and our staff aren't overworked. We aren't a national agent and will never be as the service is never close to that of a good, local agent.\nOther ideal traits are:\n * Excellent knowledge of financial administration (service charge accounting).\n * Effective numeracy and data entry skills.\n * Experience in handling cladding replacement work/building safety fund applications.\n * Excellent interpersonal skills.\n * Ability to maintain a high level of accuracy.\n * Ability to meet deadlines and grasp the urgency of departmental activities.\n * Experience in managing staff.\n * TPI level 3.\nPersonal Skills/Attributes\n * Maintaining strict confidentiality\n * Demonstrate sound work ethics\n * Flexibility\n * Be assertive and dynamic\n * Be deadline driven\n * Maintaining relationships with all stakeholders\n * Can work independently\n * Problem analysis and solving\n * Professionalism\n * Full drivers licence and ideally own car\nA little more about us\nWe've grown considerably in the last 5 years but have done so carefully, choosing our clients and setting reasonable fees; we don't low ball to win business.
We'll (hopefully) be moving to new, much larger, offices in Castlefield later this year, investing in our future and allowing for further growth and development. However, we're keen not to make the same mistakes as the big agents and are open to ideas and innovation to help improve our services and the work environment of the team.\nIf that sounds interesting, then please apply
