ROLE PURPOSE
Primarily dealing with lease renewal and rent reviews within a part of the Arch Co portfolio of c5,200 assets. All transactions require end-to-end management including meetings with tenants, management of agents, seeking board approval, instructing solicitors, and associated business administration. Work within a team to deliver the annual targets of that team and wider business objectives. Assist with the collection of tenant debt related to the completion of lease renewals and rent reviews. Manage tenant applications for assignment, wayleave, subletting, etc. Assist in reporting and business budgeting as required. Perform any other duty as required.
KEY ACCOUNTABILITIES
* Ensure timely management and completion of the rent review and lease renewal programme, directly generating value add for the business.
* Assist the improvement of the portfolio with the aim that the portfolio is managed in compliance with the headlease, statutory legislation, best practice, and professional principles.
* Establish and maintain relationships with tenants and determine how to maximise value against tenant charter initiatives.
* Collaborate with the Estate Management Team to help efficiently deliver the Tenancy Termination Process.
* Ensure that debt recovery (where appropriate), covenant compliance (where appropriate), service charge (where appropriate), landlord consent applications are correctly executed.
SKILLS, KNOWLEDGE, AND EXPERIENCE
Essential
* A Surveyor with practical experience in the main job function.
* The ability to produce a high volume of outputs annually.
* Experience of working with external consultants including lawyers.
* A team player with strong interpersonal skills with the ability to gain respect quickly from colleagues and clients.
* Strong presentation and communication skills.
* High levels of numeracy and IT literacy.
* Enthusiastic and proactive.
* Good analytical skills, with attention to detail.
* Willing to travel to undertake the responsibilities of the role.
