MAINTENANCE SUPERVISOR
WAGE RANGE: $20.00 – $27.00
Position Summary:
Under the supervision of the Property Manager, the Maintenance Supervisor performs a variety of maintenance tasks and general repairs in one or more of the building trades, i.e., HVAC, maintenance, renovation, and repair of building structures, building equipment, or fixtures, specializing in general maintenance. Plans and coordinates the ongoing skilled work of Maintenance Mechanics assigned to the property development.
Position Description:
* Performs general maintenance and installation work in carpentry, HVAC systems, electrical, plumbing, drywall, roofing, aluminum siding, welding, burning, and fabrication.
* Troubleshoots and repairs HVAC systems, including furnaces, heat pumps, and other heating, ventilation, and air conditioning equipment.
* Troubleshoots and performs mechanical, plumbing, and electrical repairs.
* Installs and repairs kitchen cabinets, cabinet doors, sinks, countertops, and faucet hardware.
* Installs rock lath and plaster in wall and ceiling repair, performs paint preparations and operations.
* Participates in preventive maintenance, emergency repair, and new construction.
* Plans, schedules, and organizes the daily work schedules and estimates job materials for Maintenance Mechanics assigned to the property development.
* Inspects jobs to ensure conformity to established plans, specifications, and standards of quality.
* Oversees the usage and maintenance of tools and equipment and orders supplies, materials, and tools necessary for the performance of work.
* Checks completed jobs for compliance with instructions and quality control; completes work performance documents, i.e., work requests and man-hour accounting forms.
* Maintains equipment in a clean and orderly condition.
* Ensures a clean and safe working environment.
* Attends meetings as requested.
* Participates in the interview process of staff and makes hiring recommendations. Performs supervisory duties, including setting standards for work performance, communicating standards to employees, assigning and coordinating work, promoting, developing, disciplining, and counseling employees on performance, and conducting performance evaluations.
* Job duties, responsibilities, specifications, and other job aspects may be changed as needed; performs other duties as assigned.
Position Requirements:
* Thorough knowledge of common methods, materials, tools, and equipment used in the building trades outlined above.
* Working knowledge of Geo Thermal, Heat Pumps, Air-to-Air, and Water-to-Air heating and air conditioning systems.
* Knowledge of applicable code requirements and standards for various crafts.
* Must be familiar with the use of maintenance equipment, hand and power tools, and the ability to instruct others in the same.
* Ability to read and interpret blueprints and to work from plans and specifications.
* Ability to prepare estimates of materials and labor for particular jobs.
* Self-starter with the ability to work independently with minimal supervision, demonstrating the ability to perform a variety of tasks simultaneously and to plan, organize, and schedule work to meet critical deadlines and performance measures.
* Must have the ability to understand and follow oral and written instructions and communicate clearly, showing good judgment according to Authority policies and procedures.
* Ability to interact effectively, professionally, and courteously with staff, co-workers, and the general public.
* Must provide personal hand tools and care for tools and equipment of the trades.
* Promotes a positive image of the Authority by establishing and maintaining a viable and positive working relationship with co-workers, local agencies, and all appropriate agencies of the City with which the Authority may come into contact.
* Must be available for occasional after-hours and weekend activities. In the event of emergencies, must be accessible by electronic communication devices.
* Must successfully complete drug screening and criminal history background check.
Physical Requirements:
* Use of hands/fingers to handle or feel – Sufficient manual dexterity to allow operation of a variety of maintenance power equipment and tools.
* See – Ability to observe, identify, and recognize details at close range. Must have the ability to identify and distinguish variations.
* Stand or Sit – Must be able to remain in a stationary position 50% of the time.
* Walk, move, and traverse – Ability to stoop, kneel, bend, stretch, crawl and climb a ladder, etc.
* Stoop, kneel, crouch or crawl – Constantly positions self to perform the essential functions of the job duties.
* Employee’s medical ability to wear a respirator while performing certain jobs is required; beard may have to be shaved.
* Move, transport, position, install, remove – Frequently moves items weighing up to 50 pounds across areas for various needs.
* The ability to operate a motorized vehicle.
* Must possess and maintain an excellent driving record and be insurable by the Authority’s automobile insurance carrier and possess and maintain a valid state driver’s license throughout the duration of employment.

Experience and Training:
* Any combination of education equivalent to graduation from high school or vocational/technical study in one or more of the building trades.
* Four to six years’ experience in one or more of the buildings, mechanical, and HVAC trades; operation and repair of heating and air conditioning systems and boiler units.
* Previous supervisory experience desired.
* The ability to obtain a Virginia Gas Fitter License is highly desired.
