Operations Manager, Covering Voids, Planned, and Gas
Hours: 37.5 hours per week
This is a Permanent, Full Time vacancy.
We are seeking a highly skilled and experienced Operations Manager to oversee our Voids, Planned, and Gas service areas. The ideal candidate will have a robust understanding of property services, demonstrated experience in managing multi-million-pound void and planned maintenance contracts, with high levels of customer care, and the ability to manage, motivate, and lead customer-focused teams.
Your responsibilities will include:
1. Team and Partnership Management: Oversee team performance, ensure timely delivery of services, and manage partnerships with external contractors to achieve business objectives.
2. Compliance and Safety: Ensure compliance with health and safety, legislative, and regulatory requirements, including developing and implementing necessary health and safety documentation.
3. Project and Budget Oversight: Manage the delivery of gas servicing, void maintenance, and planned work programs, ensuring works are completed on time and within budget.
4. Efficiency and Improvement: Identify and implement efficiency gains, monitor market trends, and evaluate emerging opportunities to improve service delivery and productivity.
5. Reporting and Strategy Development: Produce performance reports, develop and amend strategies, policies, and procedures, and ensure accurate performance information is provided and systems are updated.
Our ideal candidate will have:
Knowledge & Experience:
1. Understanding of planned, void, and gas maintenance projects, including building construction terminology and techniques.
2. Minimum of three years in a similar senior role, preferably in a commercial maintenance/social housing maintenance contractor role.
3. In-depth understanding and application of the National Housing Federation Schedule (NHF) of Rates (SOR), preferably Version 6-8.
4. Understanding of contracts and contract administration with the ability to review complex contractual documents and service agreements.
Education & Qualifications:
1. Educated to NEBOSH General Health & Safety standard with post qualification experience, or a HNC/D or equivalent in Building Studies/Surveying Discipline.
Skills:
1. Strong time management skills, ability to prioritise, and a self-motivator.
2. Excellent ability to keep clear and detailed records for audit, funding, works valuations, invoice processing, and service charge purposes.
3. Strong communication skills, both written and verbal.
4. Proficiency in IT, including the Office suite and job management systems.
Flexibility:
Willingness to work flexibly, including participation in an out-of-hours management rota.
