Design & Construction Manager, EMEA, GREF
As a member of the Global Real Estate & Facilities (GREF) team, this position will develop and deliver consistent strategies for managing design and construction project staff, standardize planning, design and construction practices for all corporate leased and owned projects, for Amazon’s EMEA-based Corporate Real Estate. The successful candidate must be comfortable operating on both strategic and tactical levels, simultaneously acting as a visionary, an internal ambassador, educator, analyst, solutions architect, and implementer. The D&C Manager partners with the EMEA Design Manager to ensure timely design work that meets the high bar of delivering customer delight while conforming to budget and schedule constraints.
Provide leadership, vision, and management of corporate office construction and renovation projects. Collaborate with leadership and other stakeholders to determine objectives, scope, space allocation, cost, prioritization, and sequencing of requests. Provide oversight of project managers and manage contractor performance on construction projects to ensure timely completion, compliance with cost requirements, organizational standards, and other requirements and regulations.
The optimal candidate is an experienced and vibrant, persistent professional who will excel within an entrepreneurial culture – providing vision, leadership, and communication – but not afraid to dive into details. They should also understand the nuances of being a desirable but smart client or buyer, fostering transparent external relationships, and balancing frugality with creativity.
Key job responsibilities
1. Represent GREF to internal and external customers for the delivery of office space.
2. Work closely with and manage teams of project managers, architects, design consultants, contractors, and subcontractors to ensure decisions are made at the appropriate level and Amazon’s priorities are always the driving factor.
3. Provide management of design and construction projects, which may include the following:
1. Develop project strategies and ensure appropriate resources are allocated to complete the project in accordance with the aligned strategy. Oversee and manage the projects to ensure timely completion, efficient use of resources, and successful transfer of space to end users.
2. Guidance of design, including space plan, finishes, systems, equipment, etc.
3. Guidance of construction, including selection of contractors, contract negotiations, approvals of budgets, change orders, procurement and contracting methods, schedule, and subcontractors.
4. Evaluations, approvals, or rejections of design changes by customers and designers.
5. Oversee project management vendors and the creation of project budgets for spend approvals.
6. Influence design guidelines, including minimum specifications, basis of design for various building systems, etc.
7. Assist in the evaluation of prospective office lease space.
8. Work with Amazon Procurement to establish priorities and create/implement strategies for generation of savings on corporate office construction related items through harnessing economies of scale and direct negotiation with manufacturers.
9. Negotiate with landlords regarding issues surrounding possession timing, latent defects, etc.
BASIC QUALIFICATIONS
1. Significant professional experience required, a significant portion of which should demonstrate success in one or more of the following areas: Real Estate Development, Architecture/Design, and/or Construction Management.
2. Experience building and managing a team or department within a startup or entrepreneurial setting, particularly one with both proprietary and contract resources.
3. Highly competent with personal computers and productivity software, including Microsoft Office, MS Project, Dropbox, and Sharepoint.
PREFERRED QUALIFICATIONS
1. University/Undergraduate degree in construction management, business administration, engineering, architecture, interior design, or a similar discipline.
2. Keen understanding of sourcing/procurement, building systems and maintenance, vendor management, and customer service.
3. Comfortable with legal terms and structures for standard commercial contracts.
4. Familiarity with architectural plans and details.
5. Experience in working in a Global environment or multiple countries within EMEA is highly preferred.
