THE OPPORTUNITY:
Join our fourth successful year of our 24 month Graduate Development Scheme to kick start a prosperous career within the Property Development and Housebuilding sectors. You will join at an exciting time, with other like-minded Graduates. As a Graduate, you will be appointed a mentor and will have regular appraisals to support your development, on the job learning and formalised training including the opportunity to attain professional qualifications.
Banks Property and Banks Homes (BPH), part of the Banks Group, have over 30 years’ experience developing land in the north of England, to provide high quality, sustainable, much-needed homes for people in the places that they want to live.

We have extensive experience in bringing forward complex sites on both brownfield and greenfield land. We provide innovative solutions to problem sites and work hard to deliver comprehensive redevelopment schemes that create benefits for a wide range of stakeholders.
We ensure that we create sustainable places and homes that people will want to live and work by designing a range of facilities into our developments. This includes cycle ways, bus services, open green spaces, shops, community facilities, recreational areas, and transport connections.
KEY DUTIES & RESPONSIBILITIES:
Project management:
• Assist project managers with all aspects of management of sites including contributing to strategies and risk management
• Attend project and site meetings
• Liaise with external consultants on project briefs and final reports
• Preparation of technical plans for use in reports and documentation relating to projects
• Attend as part of project team at public exhibitions
• Assist community team in dealing with community relations and updating of PR material including web pages.
Assistance with the management of budgets and all aspects of Focalpoint to include:
• Raising purchase orders
• Liaison with project procurement on appointments and variations
• Dealing with processing new consultants
• Support the project team to ensure availability of warranties, novations and letters of reliance
• Assist with preparation of supporting material for tender purposes on projects
• Prepare briefs for appointment letters and appoint consultants in conjunction with project procurement team.
Health and Safety:
• Regularly update risk assessments
• Updating records and ensuring site visit reports filed and actioned
• Assist the project team with the creation and updating of hazards plans
• Undertaking site inspections and filing of reports preconstruction
• Liaison with external health and safety consultants
• Preparation of reports in regards on site safety
Project Review reports / Presentation and Key Reviews:
• Agreeing agenda for meetings with project manager
• Update presentation for project reviews ensure project manager’s provide relevant information to allow updated slides and key decisions to be made at each meeting
• Attend project review meetings & provide record of meeting to allow project secretaries to produce final version of minutes for sign off
• Assist project manager’s with collation of technical and financial information for key review reports.
Programme Management:
• Help maintain an overall programme of key projects to assist with business planning and overall target management
• Maintain and manage programme for each project in partnership with each project manager
• Update and produce house building viabilities
• Management of sites owned by the Banks Homes to include management of tenancy and licence agreements, undertaking regular inspections and management of repairs and maintenance if required
• Assist in the preparation of tender documentation
• Assist in preparation of pre-construction information
• Assist in NHBC (or equivalent warranty provider) site registration, and ongoing compliance
• Assist in population a customer management system.
• Assist in the reporting of sales progress
• Attendance of site meetings, and action setting post meeting
• Liaison with customers as and when required.
• Assistant with preparation of sale pack for conveyancing
• Co-ordinate achievement of operational project objectives i.e. programme, budget & agreed performance targets as agreed with the senior management team
• Assist with the delivery of the forward programme
• Achieve all project specific targets as set at Key Review B including key review dates, planning application submission, planning determination, commencement of site activities and start of coaling activities
• Assist the project management team in delivering quality sites which are considered to have the best chance of planning success whilst meeting business plan targets and the Group Development with Care principles.
WORKING ENVIRONMENT:
You will be office based and will involve the co-ordination of external and internal stakeholders. Travel will be required across the North East of England to attend site visits and the occasional meeting with consultants/Councils.
QUALIFICATIONS, KNOWLEDGE AND EXPERIENCE:
ESSENTIAL:
* Graduate or equivalent (or working towards), with experience or qualifications in construction, surveying, town and country planning, property management or other related degree.
* Full UK driving licence.
* High levels of numeracy and literacy, including report writing.
DESIRABLE:
* Work experience in the property sector or wider experience of the office environment.
* Currently hold, working towards or looking to work towards a RICS or RTPI accredited degree.

* An enthusiastic self-starter who can influence and manage working in a fast-paced environment through periods of uncertainty and opportunity.
* Planning & organising skills; capable of handling several project tasks simultaneously.
