Our Client are looking for an experienced Live-in Porter to join their team at a luxury residential development in West London.
Working Hours: 8.00am - 5.00pm Monday-Friday. Saturday 8.00am - 12.00pm, 1 hour lunch on weekdays. The weekday hours may be altered to 08.30am - 5.30pm or 09.00am - 6.00pm.
Salary: £29,000 p.a.
Holidays: 20 days plus Public Holidays (currently 8 days in England)
Duties include:
* Provide essential support for the smooth operation and maintenance of a block of 48 residential flats.
* First point of contact for residents, contractors, and visitors.
* Ensure that the building is secure, clean, and well-maintained while delivering excellent customer service to all occupants.
* Conduct daily checks of communal areas, including corridors, lifts, entrances, stairwells, the garage, driveways, carparks, and gardens, to ensure cleanliness and report any maintenance issues.
* Carry out minor maintenance tasks (e.g., replacing light bulbs, replacing batteries in smoke detectors) and report more major issues to the Managing Agent.
* Coordinate and oversee contractors for larger maintenance and repair work, ensuring minimal disruption to residents.
* Oversee the work of the cleaner, who works 5 half days a week, ensuring communal areas are cleaned to a high standard.
* Collect rubbish and recycling from flats and take to communal rubbish bins.
* Serve as the main point of contact for residents, responding promptly to inquiries and resolving any issues related to the building.
* Manage deliveries, post, and parcels, ensuring secure handling and timely distribution.
* Help residents to bring luggage and shopping into the building if the resident requests help.
* Provide access to the building for contractors or service personnel and oversee their activities on-site.
* Monitor resident, visitor, and contractor vehicle parking in the car parks and take appropriate action when necessary.
* Maintain a secure repository of flat door keys for those residents who want this service.
* Ensure that the keys are only given to authorized people and that key movements are logged.
* While manning the front reception desk, undertake access control for visitors and contractors to the building.
* Monitor and manage the building's security systems (e.g., CCTV and access control).
* Conduct routine checks to ensure all doors, windows, and communal areas are secure, including once each evening and on Sundays (when in residence).
* Respond to emergencies and security incidents, following appropriate procedures, including out of hours when in residence.
* Arrange the replacement of communal door keys and garage remote fobs, and issue to residents.
* Maintain records of maintenance schedules, residential issues, and contractor activities.
* Maintain a logbook of events in the building and report key metrics and issues weekly or monthly as required.
* Liaise with the Managing Agent to report issues, provide updates, and receive guidance on policies.
* Draft, print, and distribute notices to residents, as agreed with the Directors and Managing Agent.
* Conduct quarterly checks on all communal fire doors.
* Assist with the organization of the flats' annual door checks.
* Weekly tests of the fire alarm call points and sensors to ensure functionality and compliance with safety standards.
* Weekly and monthly reviews of the H&S planner.
* Ensure all maintenance and service contractors have signed in and provided relevant documentation of their visit.
* Be familiar with the Building Safety Regulator (BSR) requirements for Higher-Risk Buildings (HRBs).
* Report unauthorized works to the Managing Agent and assist in resolving compliance issues.
* Maintain awareness of the types of building works that require approval, such as structural changes, alterations to fire safety systems, or modifications to communal areas.
