JOB SUMMARY:
Senior Maintenance Repair Workers perform a variety of commercial repair and maintenance activities, to include electrical systems and appliances, plumbing, and heating/air conditioning systems. Work also includes overseeing and assisting the work of others, scheduling and coordinating work, and maintaining supply inventories. Senior Maintenance Repair Workers are responsible for monitoring the status of work orders and providing general guidance and training to others (e.g., Maintenance Repair Workers, Skilled Laborers) to ensure work is being completed correctly and in a timely manner. Employees in this job class commonly use tools such as wrenches, screw drivers, ladders, and multimeters to complete their daily tasks. Senior Maintenance Repair Worker job class is distinguished from Maintenance Repair Worker in that they direct the work of employees on job sites.

MINIMUM QUALIFICATIONS:
The following are job-related qualifications that are required for employment consideration for this position:
* Driver's License
* Experience performing plumbing repairs in a commercial building.
* Experience performing electrical repairs in a commercial building.
* Experience performing HVAC repairs in a commercial building.
* Experience performing carpentry repairs in a commercial building.
PREFERRED QUALIFICATIONS:
The following are job-related qualifications deemed desirable by Merit System agencies:
* Apprentice Card in Electrical, Plumbing, HVAC.
* Welder Certification.
* Work experience in building maintenance.
* Coursework in building maintenance.
TYPICAL JOB DUTIES:
* Assists skilled trade workers with the completion of major skilled tasks by providing information about the repair, facility and problem, as well as helping with the repair process in order to accomplish the completion of the project or repair in a timely and cost-effective manner.
* Coordinates the installation and maintenance of electrical equipment and appliances in order to maintain a safe and secure environment for employees and the public within the facility.
* Manages the availability of necessary equipment and supplies needed for frequent repairs and maintenance so work orders can be addressed and the necessary repair or project can be accomplished correctly and on time.
* Performs general building upkeep by identifying possible unsafe conditions and ensuring that the needed repair be addressed to maintain a safe and secure facility for the employees and public.
* Performs general maintenance functions and minor repairs at the facility and grounds using a variety of hand tools in order to repair or replace worn or broken objects, such as handrails, doors, floors and concrete to maintain the appearance and safety of the facility.
* Maintains and monitors the performance of heating, ventilation, air conditioning equipment, and refrigeration equipment by performing minor repairs and planned preventative maintenance to ensure the equipment is operational and producing a comfortable working environment throughout the facility.
* Directs the work of employees and other crew members when working on the job site by giving instructions, answering questions, and monitoring work for completeness and safety in order to complete projects and work orders effectively.
* Manages the maintenance, building and inspection of furniture and other facility items so that they can be safely and properly used by those at the facility and to enhance the appearance of the building.
* Receives and processes maintenance requests from facility occupants by way of email, phone, written request or other means and acts on the request by taking ownership of the request or delegating to the appropriate party for completion so that the occupants and visitors have a safe and comfortable environment.
* Manages the installation, repair, maintenance and the proper functioning of plumbing and water fixtures, such as faucets, toilets and sinks, using hand tools and plumbing equipment in order to ensure that the facility is safe, sanitary and usable for employees and the public.
PHYSICAL DEMANDS:
Job involves moderate physical exertion required for occasional prolonged periods of standing, pushing, pulling, lifting, carrying, balancing, climbing, stooping, kneeling, crouching, or crawling. May involve occasional lifting of items or objects weighing up to 75 lbs.
WORK ENVIRONMENT:
Work is performed within employer-owned facilities such as offices, workshops, warehouses, or stations. Work involves use of various hand tools such as screwdrivers, wrenches, and multimeters. Work requires regular exposure to live electrical circuits and hot water pipes.
