If so, we have an exciting opportunity for a Head of Sales to join and lead our sales team. We are looking for great personalities with strong motivational and people management skills, and a knowledge of the home buying process.
The role is varied with responsibilities such as leading a committed and highly effective team, maximizing revenue opportunities while working collaboratively within the regional sales remit and management teams to deliver the required operational performance and customer experience to meet the Region's business plan and future growth requirements.
Main Responsibilities:
As a member of the senior leadership team, it is crucial to take a 'whole company' perspective to the performance of Building Homes. Changing Lives, being a Gleeson Ambassador for our vision, mission, values, and our approach to performance excellence, whilst positively influencing and enhancing the profitability and operational effectiveness of the business.
A High-level summary of key responsibilities:
1. Working to group processes and procedures as set by the Group Sales Director, including utilizing group support/standards of interior design, sales centre setup, IFA use, panel solicitors, Homes England, etc.
2. Overseeing the work of Sales Managers, monitoring and ensuring achievement of sales targets by site/month to achieve regional forecasts. Achieving this by ensuring correct staffing levels, recruitment of competent sales executives, setting objectives/targets, and adjusting incentives as required within budget.
3. Ensuring COINS compliance through the sales team and adhering to the Gleeson sales guidance, processes, and procedures.
4. Managing/overseeing conveyancing solicitors, monitoring their performance and dealing with issues as they arise.
5. Working with the land department and Group Sales Director approving site appraisals, house type mix, and sales values/marketing reports.
6. Monitoring new home demonstrations and ensuring procedure and build quality in line with the Gleeson Quality Charter and Customer First.
7. Attending marketing meetings, regional senior management team meetings, and other relevant meetings as deemed necessary by the business, including monthly meetings with the Group Sales Director.
8. Generating various reports for the Operations Director and Managing Director.
The Ideal Candidate:
1. Experience in sales and sales management with an ability to inspire others to achieve high levels of sales success and customer satisfaction.
2. Experience using data and insight to complete needs analysis to drive operational strategies.
3. Good coaching skills with a history of developing sales excellence and undertaking career development conversations.
4. Strong stakeholder management, with resilience & maturity to face challenges from senior members of the business & deliver a positive outcome.
5. Able to balance multiple priorities within a fast-changing and demanding environment.
6. Excellent communication and presentation skills.
7. A good knowledge of the Construction Industry and a broad understanding of the legal framework, mortgage market, and financial implications of the methods and sequences of build.
8. Demonstrable knowledge of the property market and competitor activity.
9. Broad awareness of codes of practice that impact on sales and marketing matters e.g., Code of Conduct, CML, PMA etc.
10. Basic knowledge of Construction Design Management Regulations.
