About the Role
Job Title: Property Accountant
Location: Parklands/Birmingham
Main Duties:
1. Calculate accruals and prepayments monthly for Rent and Franchise Fee charges in line with accounting guidelines.
2. Prepare period-end reviews for the above areas, including commentary on variances to budget and forecast, highlighting any issues requiring further investigation.
3. Prepare monthly Balance Sheet Reconciliations, including ageing analysis, and take action on any reconciling items within the account the following period.
4. Maintain the Cashflow forecast file on a weekly basis for the quarter ahead.
5. Submit sales statements to managing agents and franchisors in line with contractual deadlines.
6. Ensure accurate validation and timely payment of rental and franchise fee charges.
7. Complete client statement reconciliations and resolve outstanding items, ensuring no aged debt on vendor balances.
8. Account for business openings and closures, ensuring correct accruals are made and promptly resolving any discrepancies with vendors.
9. Respond to queries from landlords and internal stakeholders.
10. Liaise with the Property legal department on key contractual terms.
11. Support the Property Team Leader in audit preparation for annual and interim audits.
12. Complete turnover certificates in a timely manner as they fall due.
13. Record new leases and modifications under IFRS 16 accounting standards.
Essential:
14. Educated to degree level or studying AAT.
15. Minimum one year of accounting experience, including balance sheet or client statement reconciliations.
16. Proficient in Excel, including pivots and vlookup.
17. Understanding of accruals and prepayments.
18. Quality conscious with attention to detail.
19. Keen, enthusiastic, and questioning approach.
20. Accustomed to working to tight deadlines.
21. Good communication skills, both verbal and written.
22. Good organisational skills.
Desirable:
23. Experience with SAP System.
24. Budget variance analysis.
25. Previous experience working on property accounts.
