About the Role In this role, you will serve as the primary point of contact for asset management on the account, contributing to strategic development, ensuring statutory compliance and implementing smart technologies to enhance M&E service standards across the SCC account. You will demonstrate effective technical service delivery, fostering organic growth of the contract, developing project management services and ensuring contractual compliance and delivery. Also, you will support investigations related to health, safety and quality, including near misses, accidents and incidents. Actively seek innovative solutions from peers and the supply chain, striving for continuous operational improvements. Assist the Senior Team in driving quality standards across the account for all M&E and Fabric work. Act as an ambassador for change, promoting a collaborative culture across the account. Main Job Responsibilities: Proactively engage with Client representatives to understand their estates strategy and its impact on asset management and maintenance services. Collaborate with the Technical Service team to ensure that routine maintenance activities align with the status and strategy of each site within the affected property. Assist in the Client’s annual budgeting process by preparing a Forward Maintenance Programme, recommending asset replacements and other improvement works. Provide indicative costs for items on the Forward Maintenance Programme as needed. Develop and manage processes to keep the Contract Asset Register up to date, ensuring all required data is included as per the contract. Conduct site visits for new properties or assets to perform asset condition surveys, gather pricing and condition assessment information, and tag assets in line with asset register requirements. Actively manage risks for both the client and Macro in all activities, supporting the account in hard services and potential decarbonisation projects. Drive energy and sustainability initiatives across the account, supporting the client in achieving their target delivery objectives. Implement annual strategic asset management reviews and use condition data to help SCC make informed strategic decisions. Work with the Responsible Business Teams and Greener Futures team to prioritize climate change initiatives and forward maintenance needs, supporting SCC’s net zero target. Implement and manage asset scoring methodologies in line with industry best practices (RICS, CIBSE, Uniclass) to ensure consistency and drive best practices. Produce RAG status reports on asset risk with rating scores to help technical teams manage maintenance and replacement programs through life cycle assessments Perform other reasonable tasks and duties as requested by line management. About You The ideal candidate will have: A qualification in a Facilities Management (FM) related subject or a business-related degree. Recognised Health, Safety and Environment (HS&E) qualification such as IOSH, NEBOSH,or an international equivalent. Membership in a relevant professional institution such as BIFM, RICS, or an international equivalent. Higher qualification, HND or equivalent in a relevant discipline. Experience in Technical Facilities Management. Experience in a management role within Facilities Management and Building Services. Strong understanding of CIBSE Guidance M, with practical experience in conducting life cycle and condition assessments of assets. Excellent verbal and written communication skills. Positive and proactive approach to problem-solving. Proficiency in data analysis and familiarity with Business Intelligence (BI) systems. Strong commercial acumen and knowledge of contract management. Advanced skills in Microsoft 365 applicatio. Experience working in local authority, client-side or as a service provider.
