One YMCA is poised and ready to enter a period of rapid expansion and growth, with aspirations to both diversify and strengthen our housing provision. As part of these exciting plans, we have newly established the Place & Environment team, which will focus on providing a full range of maintenance and repairs works, including delivering our unique programme of major stock refurbishment.
The maintenance assistant role will provide support and general repairs on a reactive basis, with a particular emphasis on general handyman works, including changing light fixtures/light bulbs, replacing door handles and locks, painting and decorating, and general wear and tear maintenance. In addition to reactive repairs, the post holder will be responsible for some planned maintenance activities as part of One YMCA’s ongoing efforts to ensure a safe environment for our residents, staff, and visitors.
Role Responsibilities:
* You will carry out this role to a high standard as directed by the Place Maintenance Manager/Head of Place, including supporting with Electrical, Painting & Decorating, Plastering, Tiling, and Ground Works.
* Where possible, always complete repairs in one visit; if not possible, discuss this with the Property Services Manager and raise follow-up works.
* Carry out works necessary to void properties to return them.
* Offer an excellent level of customer service - be respectful, positive, polite, on time, and listen to the needs of customers, residents, and staff.
* Complete paperwork after each job promptly and accurately, detailing materials used, works carried out, and any other repairs required for completion.
* Use a mobile phone to accept jobs, plan our schedule, and sign off works when completed for inspection.
* Carry out planned maintenance works in line with One YMCA’s procedures and timescales.
Requirements:
* Demonstrating a wide range of trade skills in addition to primary trade – (plastering, tiling, plumbing, carpentry, groundworks, and fencing).
* Good construction knowledge, including health & safety legislation.
* GCSE Maths and English grade C or equivalent with good written and verbal communication skills.
* NVQ or City & Guilds in a trade.
The post-holder will form an essential part of One YMCA’s customer-focused service delivery and will always maintain the highest standards in terms of workmanship. Putting our customers first, you will ensure work is completed safely, quickly, and in line with One YMCA’s internal standards. You will demonstrate high-quality workmanship and will have a ‘saying what I do and doing what I say’ attitude. The post holder will also work closely with other members of the Place & Environment team but be equally confident when working on their own.
This is a Full-Time role. Hours per week: 37.5. Working Pattern: Monday - Friday.
