Job Title: Lettings Head of Department (HoD) Location: Edinburgh Salary: £40K Basic plus £6,500 Car allowance OTE: £65K plus annual Bonus - Realistic Y1 Huge expansion opportunity Overview: Our Client has a fantastic opportunity for a dynamic and experienced individual to join as the Lettings Head of Department (HoD) at their Edinburgh office. As a key leader, you will set the tone, lead by example, and drive the highest standards across the team. You’ll embody the core values of listening, empowering, challenging, and collaborating. Key Responsibilities: Leadership & Strategy: Lead and drive the expansion of the lettings business in the local area while maintaining the company’s market-leading position. Build and strengthen new business pipelines and client relationships. Serve as the 'go-to' agent in the region, building and enhancing the department’s reputation. Team Management & Coaching: Lead, coach, and inspire your team to consistently exceed targets and deliver exceptional service. Conduct monthly business reviews to monitor progress and address any performance gaps. Identify coaching needs within the team, arrange training, and monitor individual development plans. Business Development: Promote and market the department to increase annual turnover and profit margin. Maximizse cross-division referral opportunities. Identify and act on future opportunities to expand the business. Compliance & Legislation: Ensure that the team stays up to date with all lettings-related legislation and follows company procedures. Comply with Scottish ARLA Propertymark standards, Property Ombudsman & RICS ‘Code of Practice,’ and other relevant legal frameworks. Operational Management: Regularly produce and update reports on departmental performance. Manage staff recruitment, monitor absences, and address any grievance issues within the team. Ensure compliance with health and safety policies and oversee the office’s emergency procedures. Skills and Experience: Essential: ARLA Qualified. Ability to work efficiently under pressure with a flexible, detail-oriented approach. Strong commercial acumen with proven financial planning, budgeting, and reporting skills. Excellent relationship builder with a focus on generating business. Self-starter who thrives on challenges and strives for continuous improvement. Strong leadership skills with the ability to lead from the front and influence others. Ethical, with strong integrity and decision-making ability. Preferred: Local knowledge of the Edinburgh market. Proven track record in new business generation. Experience in team leadership and people development. Preferred Experience: Local market knowledge. Proven leadership in team management. Successful track record in new business development.
