Our client is a leading independent family-owned agency based in North & North West London, covering all aspects of the property market. They are looking for 2 Senior Property Managers with a minimum of 4-5 years’ experience to join their team. You will be working in a fast-paced lettings management department looking after a portfolio of properties, meeting the expectations of landlords and tenants to the highest standards.
Key accountabilities:
1. Maintenance: logging maintenance reports received from tenants and instructing relevant contractors, following up with contractors to ensure works are completed in a timely manner, liaising with landlords for approval of works when estimates are received or major works are required.
2. Monitoring rental accounts: chasing tenants for payments, updating landlords on the status of rental payments, issuing late payments.
3. Rent guaranteed claims: completing paperwork to begin claims, updating rent schedules and sending to the relevant company if any payments are received/rent due increases, completing court paperwork.
4. Return deposits: sending checkout reports to landlords and tenants, negotiating deposit returns, instructing accounts on how the deposit is to be released, compiling dispute paperwork if needed, arranging works following tenants' vacation.
5. Property inspections: carrying out property inspections, preparing landlord reports in a timely manner, following up on issues and setting reminders to follow up.
6. General duties: answering phones, taking payments from landlords via Worldpay, inputting invoices on the system, assisting office staff with queries, signing keys in/out to contractors.
Skills & Experience:
1. Previous experience as a property manager in a fast-paced department.
2. Membership of ARLA would be desirable.
3. Strong communication skills, both written and verbal, over the phone and face to face.
4. Organizational skills; able to prioritize workload effectively.
5. Ability to work well under pressure; able to multi-task effectively and deal with a high work volume.
6. Able to handle difficult and challenging situations in a professional manner while managing the expectations of landlords and tenants.
7. High attention to detail to ensure paperwork is accurate and information is input and recorded accurately.
8. Works well in a team; supportive of other team members to ensure departmental goals are achieved.
