Salary: £60,000 - £70,000 + £5,500 Car Allowance + Private Healthcare + Bonus + 6% Pension (increases 1% every 3 years) + Phone/Laptop + 26 days holiday (increases 1 day every 3 years) + Hybrid Working
An opportunity to join a company at an interesting time in their journey. For nearly 30 years, this business has created a reputation in the fit-out sector. Over the past 8 years, they have developed a major projects division focusing on projects valued £2m - £15m, including new-builds and cut & carves. Sectors include retail, education, leisure, hospitality, healthcare, and offices.
Currently, turnover is at £70m, and you would be instrumental in growing this, particularly with a focus on the new-build education element.
The Role
As a Contracts Manager focused on school construction, your role is integral in collaborating with the Department for Education (DfE) to bring educational projects to fruition. You act as the liaison between the construction company and the DfE, taking charge of the entire project lifecycle. Your tasks range from negotiating contracts and planning the project to managing budgets, assessing risks, and ensuring regulatory compliance. Your adept coordination with stakeholders guarantees that school construction projects are timely, cost-effective, and aligned with the DfE's safety and functionality standards. By leveraging your expertise, you contribute to the creation of modern educational spaces that empower both students and educators, leaving a lasting impact.
General duties will include:
1. Attend project tender interviews
2. Produce tender documentation such as tender programmes and method statements
3. Review and comment on Contract documentation
4. Produce project protocol documentation
5. Arrange and chair internal project kick-off meetings ensuring all aspects of the business are briefed on the details of the project
6. Production of Construction Phase Plan
7. Arrange and chair subcontractor and client meetings
8. Record meeting minutes
9. Briefing of CAD and production teams to ensure drawings are produced to specification and budget
10. Review and approval of all drawings to ensure accuracy before issuing to client team
11. Manage the project commercials on a daily basis
12. Assessment of subcontractor packages and negotiating, ensuring best possible commercial and programme packages are achieved
13. Development of project programme from tender programme to fully functioning project programme
14. Compile and issue Sub-Contract order documents
15. Set up and manage the project cost/value reporting document (CVR)
16. Identify and maximise cost changes throughout the contract
17. Extension of Time (EOT) claims
18. Value subcontractor applications and produce/issue payment certificates
19. Produce/issue project valuations
20. Agree variation costs with both clients and subcontractors
21. Agree final accounts with both clients and subcontractors
22. Ability to lead a project team throughout the course of the contract
23. Sourcing of a Site Management team for relevant projects
24. Regular site visits to assess progress and liaise closely with site team
25. Production of O&M manuals
