In 2021, Legal & General and NatWest Group Pension Fund entered a 15-year new landmark joint venture partnership to invest £500m of equity to build later living communities which will be developed and operated by Inspired Villages. As part of the significant growth plans, these funding partners have made a commitment to back a portfolio of 34 communities - equating to around 5,100 homes, 8,000 residents and an estimated Gross Development Value (GDV) of c.£4bn.
As part of this ground-breaking initiative, NatWest Group Pension Fund committed to acquiring all the developed fully occupied villages outright, placing them into an “operational fund”. This fund has recently been set-up and is in the form of a Real Estate Investment Trust (“REIT”), with the fund now holding three fully occupied villages. These villages continue to be managed by Inspired Villages who provide ongoing resident services.
Inspired Villages currently has a portfolio of nine operational villages (including the three in the REIT and the most recent village which was the UK’s first net zero carbon regulated energy retirement village), three schemes under construction, four pre-construction and a robust pipeline of 10 legally contracted sites across the UK plus others in legals/due diligence.

The role
To provide financial modelling, commercial and analytical support across a wide range of key strategic investment and operational projects across the DevCo, REIT and Inspired Villages. These projects typically involve working with Directors from across the Inspired Villages business, and on occasions with the shareholders and external advisors.
Whilst the role involves working on many varied initiatives and workstreams, there is a key initial requirement to build a three financial statement business planning modelling for the newly created REIT, working closely with the Director of Real Estate Analysis, Assistant Head of Real Estate Analysis and Director of Finance.
The role involves providing analytical insights to support the Directors and shareholders in making key strategic business decisions and supporting Finance Management in preparing Board papers for the quarterly DevCo and REIT Board meetings.
Strategic projects
* Provide financial modelling and analytical support for the Real Estate Analysis team on key strategic and investment projects. These projects could be for the DevCo JV, REIT or Inspired Villages. Projects could include debt raising/funding projects, acquisitions and transactions, new sales initiatives and income streams, valuation related projects, site/portfolio investment opportunities and new strategic business initiatives.
* Develop new financial models and tools, agree assumptions with project stakeholders and use discounted cash flow analysis to calculate key investment metrics such as IRR.
* Draw commercial insights from the analysis, help draft Board papers and business cases, and present the outputs and key findings to senior management.
These projects are critical to the growth of the business and this role will provide analytical insight to help support business decision making.
REIT Business Planning Model
* There is an immediate requirement to build a new integrated three statement financial model (cash flow, P&L and balance sheet) for the REIT. This will be a long term 60–100-year forecasting model and will form the basis for the REIT business plan. It will include the planned maintenance programme (“PMP”) costs and will forecast the key income streams.
* Use the model to forecast the cash funding requirements as fully occupied villages are acquired by the REIT, portfolio IRR, income yields, PBT and other shareholder return metrics.
Investment Appraisals
* Use the appraisal model to provide financial and analytical support to the Land Acquisition, Planning and Development Team on investment appraisals for new sites.
* Review the Land and Development Managers’ completed appraisals and business cases and provide financial outputs and KPI metrics for Inspired Investment Committee meetings.
* Work with the Land and Development Team to update the appraisals as sites go through the different stages of the development lifecycle from feasibility to exchange, planning, design, tendering, construction and operation.
* Analyse the impact of the key changes to the appraisal compared to the previous approved gateway.
Ongoing Key Business Projects
* Annual business planning and quarterly forecast updates.
* Develop annual business plans and provide forecast updates for the quarterly Board meetings. This could be for the DevCo, REIT or newer areas like Inspired Works.
* Collate and challenge assumptions with Directors across the business.
* Maintain and update the business planning models to ensure they are accurate and incorporate any new business initiatives.
* Support the preparation of Board papers for the Directors and Shareholders, setting out the plan outputs and highlighting the key findings, insights and areas requiring Director/Shareholder decisions.
Valuation modelling
* Develop detailed understanding of key income streams such as event fees, rental receipts and zero carbon income.
* Build discounted cash flow-based valuation calculations and run sensitivities to assess impact of key assumptions, such as churn rates, market values, house price inflation and discount rate/yield compression.
* Help manage the six-monthly external valuation, taking responsibility for the collation and provision of data for the villages, reviewing the output from the external valuers, identifying where assumptions differ and potential implications on the Plan.
Key Requirements:
* Exceptional Microsoft Excel financial modelling skills. Ability to develop complex financial models, with prior experience of having built or worked with 3-way financial statement models, and to apply best practice financial modelling principles.
* Discounted cash flow analysis skills and use of key cash-based metrics including IRR, NPV, income yields and shareholder equity.
* Strong accounting knowledge, including Balance Sheet, P&L and Cash Flow. Whilst an accounting qualification is not a necessity, it would be a benefit as the role requires the modelling of detailed accounting concepts.
* Ability to present complex data and analysis in a high-impact visual manner to senior stakeholders, drawing out the key messages and findings.
* Experience working for a similar type of organisation in a financial modelling/data analysis role would be ideal. I.e., a real estate developer, investor, or house builder; or for another industry with capex-based projects for example infrastructure, energy, transport sectors.
