The Manager, Security, Fire & Life Safety is responsible for the implementation, administration, and compliance of Security, Fire Prevention, and Occupational Health & Safety programs within Guildford Town Centre. This role entails direct oversight of the security services contracts, risk mitigation initiatives, policy development, and procedure implementation to enhance the safety and security of the property. The Manager will also lead fire prevention efforts and contribute to emergency preparedness while ensuring compliance with health and safety regulations.
WHAT YOU’LL BE DOING
Security:
1. Provide leadership and direct management of the security services contract, ensuring the development and competence of security & life safety personnel.
2. Oversee the provision of training, equipment, and procedures for contract personnel to maintain high standards.
3. Deploy security & life safety personnel effectively to maximize property safety.
4. Identify and report threats and risks to property, recommending mitigation strategies.
5. Develop, implement, and manage all security and operational Standard Operating Procedures (SOPs).
6. Conduct annual contract review with supplier (KPI’s, SOP’s and incident reporting).
7. Manage and respond to incident reports and communicate incidents to relevant parties.
8. Maintain access and key tracking systems.
9. Ensure reporting is comprehensive and consistent, and communicated in a timely manner to Guildford management.
10. Ensure accidents/incidents that could represent a potential claim are recorded and reported to the Property Manager.
11. Manage the tenant parking program, Park and Ride program, and parking enforcement.
Fire Prevention/Emergency Preparedness:
1. Possess in-depth knowledge of fire prevention service contracts.
2. Assist in managing contracts related to fire prevention maintenance programs.
3. Identify and address performance concerns related to the fire prevention program.
4. Coordinate annual fire evacuation, incident response simulations, and lockdown drills.
5. Conduct frequent testing of emergency incident management response protocols.
Occupational Health & Safety:
1. Manage contracts related to the property's Occupational Health & Safety program.
2. Act as the management chair of the Joint Health and Safety Committee (JHSC).
3. Ensure policies, procedures, and practices are communicated to all employees and contractors.
4. Maintain a rigorous Hazard Identification and Risk Assessment (HIRA) program.
5. Regularly update the RiskCheck system, particularly the "HealthCheck" module.
6. Conduct health and safety onboarding orientation for new hires.
Technology:
1. Maintain knowledge of relevant technologies and provide recommendations as needed (CCTV, Access Control, Fire Alarm, Intrusion, etc.).
2. Manage and maintain the Emergency Notification System, including template creation and updates.
Tenant and Community Engagement:
1. Respond to tenant safety and security inquiries in a timely and professional manner.
2. Collaborate with tenants and their LPO’s to mitigate security risks incidents.
3. Liaise with Surrey Police Services, and other local authorities and first responder groups to foster strong relationships with the community.
WHAT WE’RE LOOKING FOR
1. College Diploma in a related discipline.
2. 5-7 years of security management experience in commercial properties of 1 million sq. ft.
3. Experience in implementing and maintaining policies, procedures, and practices related to security, emergency management, fire prevention, etc.
4. Strong ability in managing people including abilities to motivate, coach, mentor, delegate and empower employees effectively, as well as build dynamic teams.
5. Excellent analytical, problem-solving, and time management skills.
6. Diplomatic communication with all levels of the organization and transparency in decision-making.
7. Flexible and adaptable in dealing appropriately across a wide variety of social situations and in consideration of varied cultural and societal diverse peoples.
8. Confident ability to take charge in emergency situations to assure the security and safety of all persons concerned and to mitigate damage to the property.
9. Theoretical and practical knowledge of projects and procedures for requests for proposals and requests for information.
10. Good knowledge of federal, provincial, and municipal laws and regulations related to safety, fire prevention, and health and safety at work.
11. Sound knowledge and ability in identifying threats, hazards, and assessing related risk related to the real estate management business sector, as well as the identification of reasonable policies, procedures, systems, or hardware to mitigate the identified risk and contribute to a safe and secure property environment. Preferably, certification or expertise as a practitioner of Crime Prevention Through Environmental Design (CPTED).
12. An ASIS Board Certified Designation, Physical Security Professional (PSP) or an equivalent designation would be an asset.
Estimated total compensation for this position:
112,200.00 – 125,400.00 CAD per year
The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity, and alignment with market data.
