About the vacancy:
In this role you will work as part of a team to deliver a professional and cost-effective service, maintaining and improving the homes of NCH Customers. This includes a commitment to provide a strong community focus to improve the lives of our customers/residents. Specifically, in the role you will:
* Undertake carpentry repairs and replacements to doors (inclusive of fire doors), door frames, PVC doors and locks, stairs, windows, and other associated tasks.
* The multi-skilling elements of the role will be inclusive of but not limited to.
* Basic tiling e.g., tiling a kitchen splash-back.
* Basic plumbing e.g., undertaking safe isolation of water and removing, replacing, and reconnecting sinks. This will involve working with copper pipework and plastic solvent weld waste.
* Trade related groundworks e.g., repairing and installing standard external fencing.
* Basic painting, which will be limited to touch up's and making good.
* Basic plastering, which will be limited to touch up's and making good.
* Renewing glass panes to windows and doors.
* Undertake locksmith related works. The role will involve gaining entry to properties by drilling/snapping locks, also use of a pick gun and letterbox tool and replacing locks/espags. Specifically, this element of the role will involve engagement with bodies such as Social Services, Police, South Wales Fire and Rescue and other local authority agencies.
* Undertake trade related roofing works e.g., soffit, fascia, and guttering works.
* Utilise trade knowledge and experience and support the surveying function when surveying works and subsequently raise Variation Order's where and when required, ensuring that this is recorded accurately.
* Support with the association's method of pest control e.g., placing netting on balconies and pigeon spikes.
* Record and report any faults to the works supervisor and follow up any outstanding repairs.
* Ensure all repairs and replacements are completed within the specified time to an acceptable standard and conform to the requirements of the current regulations.
* Drive an allocated works vehicle in line with the driver handbook, to pre-inspect, identify, and obtain the resources, materials and plant required to complete a repair to the required standard.
* Accurately record work time, materials and plant used to complete a repair ensuring maximisation of resources.
* Ensure the safe use and safe storage of any plant issued reporting any defects.
* Conduct daily safety checks of the allocated works vehicle and record the findings in the appropriate manner.
* Work collaboratively with colleagues and stakeholders across the business internally and externally.
* Mentor, develop and monitor apprentices within the team, provide feedback to line management on performance.
* To always work in a safe and appropriate manner to meet the duties and responsibilities within the Health and Safety policies and procedures of the association.
