We are looking for a Head of Property Asset Management to join our team.
Where in Wellcome will I be working?
You will be leading the property team within the Investments team reporting to Principal (Buyout & Residential Property).
This role is part of the Investments team, and you will be working on the Residential Property Team. This team is responsible for the South Kensington Estate which Wellcome has owned since 1995; various other residential and commercial assets in London and some farms in Cheshire.
What will I be doing?
In this role, you will frame and deliver the investment strategy for direct property assets, aiming to maximise long-term returns and manage key risks. You'll optimise the management of these assets by establishing an effective operating model and improving processes, data collection, reporting, and monitoring. Additionally, you'll lead and support a team to achieve the annual delivery plan and performance objectives, while overseeing the appointment and management of agents and advisers to ensure high-quality service standards are met.
As a Head of Property Asset Management, you will:
1. Collaborate with the Investment Principal to develop and implement the investment strategy for direct property assets, including participating in investment decision meetings and structuring asset purchases or sales.
2. Lead and develop a team of four, managing priorities and resources, while ensuring delegated authority to agents is monitored and aligned with objectives.
3. Oversee operations processes, monitor the competitive landscape, and introduce improvements, including health and safety compliance and insurance for the property portfolio.
4. Oversee the production and delivery of asset management plans to support strategic objectives, in collaboration with the Senior Investment Property Sustainability Manager.
5. Represent Wellcome externally, building stakeholder relationships to identify opportunities and mitigate risks, while also managing agent and adviser appointments and performance.
6. Contribute to a diverse and inclusive culture across the organisation, collaborating across departments.

We are looking for someone who:
1. Demonstrates robust analytical capabilities, business acumen, and strategic thinking coupled with a pragmatic approach.
2. Exhibits interpersonal skills, able to challenge and influence senior stakeholders while maintaining relationships and demonstrating excellent verbal and written communication skills.
3. Possesses experience in delivering key projects to high standards within tight deadlines and implementing strategies, programmes, and operating plans.
4. Shows experience in leading, motivating, and developing skilled multi-disciplinary teams through deep, ethical leadership, managing budgets and headcount, and fostering inclusive cultures.
5. Is an articulate communicator, adept at driving change and delivering impactful solutions.
6. Ideally a relevant degree or professional qualification in residential property (RICS, MARLA, or MIRPM), with preferable experience in the property industry.
