Commercial Controller (Rental property)
Salary: £35,000 - £45,000
Location: Kingston Upon Hull (3 days on site)
Purpose:
Oversee the end-to-end management and commercial control of rental department contracts to ensure their successful financial and operational delivery.
Key Responsibilities:
Documentation and Reporting
Prepare and issue:
* Regular account development reviews for clients.
* Project reports and updates in the project management system, detailing revenue and costs.
* Applications for payment, ensuring necessary client and subcontractor approvals.
* Final account reconciliations, ensuring resolution within two months of project completion.
* Payment certificates.
Client and Team Collaboration
* Regularly review project progress with managers and clients.
* Address and resolve project-related issues promptly.
* Attend site visits to assess project requirements and progress.
Financial and Project Management
* Oversee the financial performance of approximately 60 projects simultaneously.
* Manage the application and certification processes for projects.
* Authorise and receipt purchase orders.
* Handle variation processes with contractors, clients, and customers.
* Approve subcontractor work orders for payment.
* Drive the cash collection process to maintain healthy cash flow.
Contract and Compliance Reviews
* Analyse pricing documents to ensure accurate and competitive project costing.
* Review and manage contracts, including JCT and NEC agreements.
Additional Responsibilities
* Monitor and recover retention funds.
* Conduct cash flow analysis.
* Support ad-hoc tasks and reporting as required by the Commercial and Finance Manager
Experience, Qualifications & Training:
* Strong communication and interpersonal skills.
* Proven ability to manage multiple projects simultaneously.
* Proficiency in understanding construction drawings and building designs.
* Analytical problem-solving capabilities.
* Experience in commercial contract review and financial project management.
* Advanced PC skills, particularly in Microsoft Word, Excel, and Outlook.
* Minimum GCSE qualifications in Maths (Grade 4/C or above) and English (Grade 4/C or above).
* Relevant commercial and industry experience, with Quantity Surveyor (QS) experience preferred.
