Pub Layout
The pub trades from a central bar servery servicing two separate trading areas. There is a lounge to the left of the pub with seating and to the right is the bar, which is mainly used by the locals. This area is also home to the dart board and gaming machines. It leads onto a double patio door and a covered smoking patio, as well as an extensive beer garden with benches, making it a real sun trap in the summer months. There is a small catering kitchen located to the rear of the bar servery, adequately equipped to offer a small food menu. There is plenty of street parking throughout the village. The Swan Inn has recently benefited from a £45,000 investment, refurbishing the external decoration, toilets, and improving the maintenance of the internals of the pub.
Trading Style
The Swan is a community local, catering to those in the immediate proximity in the village of Rhostyllen, while also attracting visitors from surrounding villages. Sales are predominantly drinks, but there is scope to introduce a small food offer to grow the business further.

The private accommodation is located on the first floor and consists of three bedrooms, a lounge, a small kitchen, and a bathroom, all in good order.

BDM Vision
The Swan should be a busy pub at the heart of the community. The ideal applicants will have excellent retail standards and will work hard to engage the local community and give them a reason to visit the pub. It would benefit from someone who is social media savvy and able to bring in new custom and promote the pub further.
Training
Training Cost: £350.00 – Before signing a long-term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you grow sales in your pub – step-by-step.
