Responsibilities: This outstanding asset management position is part of the team responsible for the growth strategies in the UK and Europe. This position will work closely with the UK asset management and investment team and the Europe/Americas management team to execute the business plans for various assets across the country. The responsibilities of this position include, but are not limited to, the following: 1. Financial Management and Reporting Review and monitor financial statements, budgets, forecasts, and property reports (e.g., security deposits, occupancy, rent rolls) in collaboration with accounting teams. Collect and verify financial data from third-party managers and agents to ensure accurate monthly reporting. Generate portfolio performance reports for individual assets and the overall portfolio. Update financial models and compare performance against initial underwriting to track progress toward return targets. Support management with financial analyses, including variance reports, cash flow models, and IRR calculations. 2. Property Operations Develop and oversee portfolio and asset-level budgets, ensuring compliance, optimisation, and timely resolution of operational risks or deficiencies. Monitor property conditions, ensuring maintenance and capital improvements are completed on schedule. Support property valuations to ensure accuracy and market alignment. Assist in managing external CapEx contractors and property management companies as needed. 3. Asset Management Strategy Support asset management strategy implementation for UK assets, ensuring portfolio alignment. Coordinate with third parties (asset/property managers, brokers, architects, consultants). Collaborate with the investment team to align operations with investment goals. 4. Leasing and Marketing Monitor market dynamics and provide timely analyses. Support financial analysis of letting strategies. Assist in evaluating pricing strategies. 5. Capital Expenditures and Modifications Support value-add CapEx, refurbishment, and repositioning, including budgeting and financial analysis. Assist with procurement and oversee external consultants and contractors. Qualifications: 3–5 years in real estate asset management or finance (investment firms, big 4, fund managers, institutional investors, banks, developers, etc.). Strong accounting/finance expertise for asset valuation, risk management, and business plan analysis. Intermediate financial modeling, budget management, and cash flow oversight (shareholder loans, external financing, dividends). Experience in property management procurement, supplier invoicing, and day-to-day operational processes. Basic understanding of financing, refinancing, divestitures, and REITs. Proficient in Microsoft Suite and Argus; Yardi experience preferred. Fluency in Chinese and English required. ACA/ACCA preferred; MRICS, CFA, CCIM, CAIA beneficial.
