The Assets Manager will support in the management, coordination and development of facility operations, maintenance and contract management at all venues operated by the company, ensuring adherence to health and safety regulations and promoting continuous improvement.
Asset Management Operations
* Contribute to the satisfactory completion of Life Leisure’s Key Performance Indicators, being aware of deadlines and proposing ways to meet them.
Facilities
* Support the General Managers to ensure the buildings are Health & Safety compliant at all times.
* Ensure high levels of customer service at all times, with PPM and reactive work being carried out when least disruptive to customers.
* Regularly check PPM schedules and manage team members to individual KPIs to ensure all duties are undertaken.
* Produce an annual facility business/action plan.
* Monitor hubs utility consumption and proactively set controls to maintain correct environments while ensuring energy efficiency.
* Identify faults and/or inefficient plant, systems and procedures and recommend safe, rapid, and economic solutions.
* Assist and liaise with contractors to coordinate training for our people, as well as carrying out some in-house training when necessary.
* Comply with all statutory Health and Safety legislation and remain aware of Health and Safety within the hubs.
* Oversee that all equipment in current use is in safe working order and that any repairs are actioned promptly via Trackplan/relevant CAFM system.
* Liaise frequently with the General Managers to ensure that the internal and external fabric of the centre is safe and presentable by ensuring repairs and maintenance are actioned promptly via Trackplan/relevant CAFM system.
* Ensure that all team members responsible for customer safety understand HSG179 – Health & Safety in Swimming Pools.
* Ensure the relevant teams have received the necessary regular training required to undertake their duties and that no qualifications expire.
* Work with the General Managers to ensure the operation of the pool heating and filtration plant, maintaining conditions at specified levels.
* Support managers on how to rectify pool plant issues to ensure the pools remain open at all times.
People Management
* Inspire and motivate all teams at the hubs, promoting a culture aligned to our WATCH principles.
* Carry out regular 1-2-1s and reviews with direct reports, reflecting this for each department.
* Ensure all staff are given equal opportunities in terms of progression and training to maintain high-quality service delivery to customers.
* Maintain accurate employee records, ensuring that all training, absence, and performance management is recorded and that necessary qualifications are obtained and kept current.
Commercial Financial Management
* Monitor the Repairs and Maintenance revenue budget, ensuring income targets are attained and expenditure is controlled within budgetary limitations.
* Make recommendations for future budget provisions.
* Continually review and rationalise individual aspects of the operations, ensuring the most effective and efficient use of all available resources.
