Job Summary and key responsibilities: Reporting to the Regional Director, Leaders are seeking an Area Manager within Property Management to join our dedicated and dynamic team based in Lincolnshire. To be successful within this position, you will need to be of current Management Level with experience leading a team, ideally also with experience in overseeing multi-branch locations with a vast portfolio. You will oversee a team of Property Managers and Inventory Clerks as well as Team Managers and Head of Centres; providing day-to-day support and ensuring the smooth running of the PM Hubs and supporting the Regional. Key Responsibilities: Providing support and guidance to the Property Management Team and Head of Centre with respect to their role, productivity and output. Providing assistance to the Property Management Team Leaders and Head of Centre with ongoing recruitment of PM/PI roles within the region. Support audits of property management departments and action where appropriate. Ensuring that property management best practice is shared Overseeing Gas daily to ensure process has been adhered to, having relevant conversations Monitoring teams overdue workflows, works orders and property visits, having relevant conversations Monitor Property Management reports, having relevant conversations. Working on group projects or initiatives along with the Regional Director to ensure successful implementation. Direct line management responsibility in relation to the Senior Team within Hub Conducting Interviews Communication – Carry out and record monthly Managers Meetings and 1 to 1’s. Cascade Company directives/initiatives. Ensure the smooth and adequate flow of information and reporting to facilitate other business operations Compliance – Ensure Company policies and procedures are adhered to; including all relevant legislation is maintained and monitored. Complaints – Empower staff to resolve complaints and escalate when necessary; referring to complaints procedure. Where a complaint cannot be resolved by a staff member, help investigate customer complaint and propose/undertake appropriate responses. If a form of compensation is required, discuss with the Regional Director the cost incurred and receive agreement. Create efficiency and monitor costs in all areas of operation whilst maintaining high standards of deliverable service. Ensure teams provide an excellent customer service and customer experience. Implement a local quality control strategy to monitor customer experience. Regularly monitor reviews, providing recognition and encourage improvement to teams. Develop talent pool and succession plan, by identifying and nurturing rising stars. Offer and provide relevant coaching and training to ensure staff retention, development and recognition of success. Achieve budgeted and enhanced profitability through the success of the business – working closely with the Regional Directors to hit this objective. Identify possible opportunities to enhance level of service provided to both internal and external customers. Discuss with Regional Director and assume responsibility for implementation.
