Job Description
We are currently recruiting for a Design Manager for a building/property company in North Bradford.
The role of the Design Manager is to work with the land, planning, and technical teams and external consultants to deliver an effective layout design service for the division that maximizes the use of the company's house type portfolio.
This will involve site evaluation and architectural responses, as well as working with colleagues across departments to understand the constraints and opportunities of a site.
Salary in the region of £65,000-£70,000pa (depending on experience)

* Knowledge of the changing requirements of the residential building process (across planning, building regulations, and other legislation).
Responsibilities (but not limited to):
* Analyse potential developments by conducting site visits with the appropriate members of the management team to ensure the product is suitable for the land and/or the land is suitable for the product.
* Ensure that schemes are designed to the company's standards to suit building, marketing, and economic considerations, as well as being efficient in design terms; the schemes are produced within a time limit to suit programme deadlines.
* Manage the company's design (internal and external) to ensure the provision of the required level of services in a proactive and professional manner to enable other departments to fulfil their role.
* Work with the project team to ensure fees, budgets, and cost plans are prepared and updated throughout a project's lifespan to allow appropriate review.
* Review all design layout drawings at key stages of design and development to ensure compliance with the company requirements e.g., viability, planning application, tender, and pre-start.
* Manage the evolving house types and new designs as required; acting as custodian of layouts and house design.
* Establish good working relationships with site staff and department heads to ensure schemes are constructed as intended and to encourage feedback for future schemes to avoid wastage and improve the product.
* Develop strong working relationships with local authorities to ensure economical and efficient approvals take place.
* Ensure familiarity with the company's health, safety, and environmental policies and comply with employee responsibilities.
* At all times comply with company policies, procedures, and instructions.
* Contribute to improving the business, protecting and enhancing the reputation of the company, putting forward new ideas and, when requested, implementing change.
* Lead role in Future Homes advising all departments about upcoming changes.
* Oversee SAP/EPC external consultants.
* Advise the company on the potential to introduce modular or non-standard construction methods.
* Produce all legal plans and various stages of the land purchase process.
* Advise on LABC conditions.
* Lead in coordination of all supplier and engineer designs including heating and kitchens.
* Monitor information for planning condition discharges in accordance with the company's development programme.
