Duties:
1. Manage the property portfolio in order to maximize office income including the retention of properties and clients.
2. Ensure a smooth check in/out process.
3. Manage & issue tenancy contract renewals.
4. Invoice renewal fees from Landlords and Tenants.
5. Deal efficiently and effectively with complaints from Landlords and Tenants.
6. Register Deposits and successfully handle deposit dispute negotiations.
7. Pro-actively chase overdue rental payments.
8. Manage property maintenance issues in line with the correct process.
9. Liaise with Landlords and contractors for works to be carried out on properties.
10. Monitor inventories, gas safety certificates, EPC's and all other legal documentation to ensure that all managed properties comply with current legislation.
11. Handle efficiently all landlords & tenant correspondence post let.
12. Ensure all information is entered promptly into the Property Management system to guarantee continuity of filing systems.
13. Visit properties to undertake inspections as and when required.
14. Notify utility companies of all new tenants and change of occupants including the forwarding of all meter readings.
15. Manage the property diary system to ensure that all reminders, gas safety inspections, management visits and tenancy renewals are completed on time.
