ROLE PURPOSE:
The Facilities Owner has the full responsibility for the whole facility, infrastructure and site services, in terms of daily maintenance, functionality, PM activities and compliance. They will be responsible for daily maintenance rounds and planning of PM together with production and maintenance manager.
Responsibilities will include, but are not limited to:
1. To ensure the fabric of the building both externally and internally is maintained and serviced to a high standard in accordance with the management contract and agreed budgets.
2. To be responsible for all the health and safety compliance onsite, including that of third-party services providers and maintenance records. Ensures HSE Manager is regularly updated in accordance with all the Health and Safety requirements.
3. To agree and oversee third party contracts to ensure the correct standard of service is provided in accordance with the agreed contract for all infrastructure and utilities (Gas, Electricity, Water, Waste Effluent and Drainage, HVAC systems).
4. Preparation, control and monitoring of the service agreement in accordance with the site budgetary agreement.
5. Regular monitoring of the key performance indicators and taking remedial action as applicable to ensure the required standards are maintained and constantly improved for the full range of buildings.
6. To compile and maintain all required management information/records relating to company, health and safety and other related records. This includes asset register, emergency plans and all related records and management reports.
7. To ensure fire systems and emergency lighting systems are regularly tested, recorded and any corrective actions are logged and rectified as soon as is practical.
8. Fire and other evacuations are carried out on a regular basis in accordance with the health and safety requirements. This includes ensuring the emergency plan and related site maps are continually updated within all Buildings including these managed by reportees, as applicable.
9. To liaise with local authorities as appropriate.
10. Ensures legal compliance of facilities infrastructure.
11. Compilates information of preventive plan, Corrective & Punctual Actions, people availability and maintenance materials availability.
12. Creates Weekly maintenance plan proposal aligned with the information collected to discuss with maintenance manager.
13. Deals with supplier schedules for programmed supplier maintenance works.
14. Issues the maintenance job orders.
15. Collects the executed task information and keeps updated report.
16. Reports performance KPI’s & ensure checklists are completed accurately and maintained.
17. Support and facilitate improvement initiatives.
