As a Repairs Supervisor, a typical day might include: Ensuring our operatives are compliant with the company processes and procedures regulations and statutory legislation to safeguard our people and the general public. Effectively managing to deliver services in-line with Acis Group Limited's strategic objectives, Approved Codes of Practices (ACOPs) and Regulations and Statutory Legislation. Ensuring the delivery of a safe, high quality, efficient, productive service both inside and outside normal working hours as appropriate. Monitoring and controlling scope, cost, quality and time approach to all works delivered by direct and indirect workforce in accordance with the agreed budgets and targets. Monitor and maintain all supplied company assets, including operatives vans, van stocks, material purchases, tools, plant hire, uniform and PPE. Utilise reports available to administer this task. Holding regular one to one and group coaching meetings, setting and agreeing targets and objectives with your team, including regular development reviews. Carrying out work in progress and post quality assurance inspections on all engineers and sub-contractors to pre-set frequencies. Carrying out skills assessments on engineers to ascertain their levels of competence. Surveying and inspecting both occupied and unoccupied properties, developing an accurate schedule of works, bill of quantities to meet business agreed specifications including ordering materials/plant and ensuring their delivery on site or by collection as appropriate. Working closely with the Planning team and Repairs and Maintenance Manager to organise works including engineers availabilities. Responding directly with our customers in line with our customer feedback policy achieving high levels of customer satisfaction within a timely manner. Updating the Customer Relationship Management (CRM) system with all correspondence with our customers including recording complaints and enquiries within the agreed timescales. Ensuring all our work activities comply with current Health and Safety legislation and investigating any health and safety accident or near miss, identifying and implementing any key outcomes. Identifying the need for Risk Assessments and Method Statement and generating, implementing, evaluating and reviewing your work area and maintaining records for inspection. You are also expected to deliver tool box talks, evaluate sub-contractors and managing safe sites. Ensuring that Risk Assessments and permits are completed for your area of responsibility and that your team are aware of any hazards present and the safe systems of work. Carrying out health and safety audits on all engineers and sub-contractors to pre-set frequencies. Ensuring all plant and equipment is tested in line company and industry guidance. Ensuring resources are working within the contract guidelines when claiming works. Producing or contributing to estimates and valuations. Contributing to the collation of Repairs Delivery income profiles/targets/financial model weekly, monthly and annually. Submitting Variation Orders and extensions of time and record and liaise through to final invoice to achieve clean billing and performance targets. Interpreting and communicating data, drawings and writing reports for our Repairs Delivery and senior management teams. What looks good to us: Previous supervisory experience within Social Housing repairs / maintenance A technical background in construction or social housing repairs and maintenance and qualified to NVQ level 2 or equivalent, with a Gold CSCS card and willing to learn new work streams were all about cross-skilling our people. Experience of working in social housing and in partnership with a housing association or local authority client. Experience in managing a team of skilled trade operatives, including managing productivity and people performance Understanding of costs, including Schedule of Rates is essential Excellent level of IT knowledge packages such as Microsoft Excel, Word and Outlook. Excellent communication skills across a variety of means. Ability to manage customer and colleague expectations. Health & safety knowledge. Site Supervisor Safety Training Scheme or equivalent A knowledge of housing repairs management systems Knowledge of repairs, void properties, and maintenance, managing multiple trades. Full driving licence.
