Job Description
We are seeking an experienced Regional Estate Surveyor (RES) to manage the day-to-day operations of our retail estate portfolio across the South East/West and London region. This role will require an engaged and organised approach to managing trading, non-trading, and sublet properties to ensure minimal operating costs, while aligning with the retail business needs to support group-wide profitability.
The RES will work closely with cross-functional teams and report to the Head of Estates and the Commercial Retail Team to deliver effective service to key stakeholders.
Main Responsibilities:
* Negotiation of all rent reviews within the allocated region, including submitting written representations to Arbitrator/Expert.
* Negotiation of all lease renewals, including agreeing basic required lease terms and submission of expert witness reports when required.
* Arranging disposals of surplus vacant and part vacant units and negotiating subtenant lease renewals and rent reviews.
* Working with the development team to secure at-risk licenses and grow the estate through the acquisition of new property.
* Negotiation of dilapidation/repair schedules and management of outsourced external advisors when appropriate.
* Negotiation of surrenders, lease extensions, and Deeds of Variation and review and challenge of service charge and insurance costs where higher than forecast.
* Negotiating and agreeing licenses, including licenses for alterations and satellite dishes.
* Ensuring compliance of lease covenants, including all landlord and tenant issues and successfully resolving property-related disputes.
About You:
* You should be RICS qualified or have relevant experience with a university degree, preferably in a property-based field.
* You should have experience and proficiency in landlord and tenant, property management, and legal understanding of commercial issues.
* You should be self-driven, motivated, and goal-oriented with negotiation skills and the ability to multitask.
* You should have excellent ability to establish and maintain effective relationships with key stakeholders, including retail operations, finance, and landlords.
