The New Lamp is an attractive stone-built pub in Hadfield, the western edge of the popular Peak District. Formerly a mill village, Hadfield now acts as a commuter town to Manchester and Sheffield, both of which are within easy reach by road and rail.
Traffic is also driven through regular events such as live sports, weekly quiz nights, and bands. The future vision for the site would be to continue a programme of events but introduce a simple yet tasty, contemporary food offer, delicious coffee for day-time guests, new cask ales, and on-trend cask beers with a focus on high standards.

Trading Area & Facilities
Internally, the New Lamp has a contemporary country pub feel. The bar area connects with all other zones, and guests enjoy a cosy atmosphere throughout. There is a dining area where customers can relax and enjoy the delicious food the pub has to offer. A separate games area allows patrons to compete on the pool table and challenge each other at darts.
Externally, there is a large sun-trap beer garden to the rear, with benches and classic tables and chairs, perfect for midday drinks and warm summer nights.

Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. Additional ongoing charges will be payable during the term of the agreement, such as property maintenance and repairs fund, which will be outlined prior to completing a business plan and finalised at Heads of Terms.
The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build-up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements, deposits will always be 3 months' rent in advance, and fixtures and fittings (F&F) must always be purchased. A deposit of 6 months' rent will be required for operators trading under a Limited Company with no Guarantors. To ensure a successful start-up, all applicants must have a minimum of £10,000 un-borrowed funds.
