Responsibilities:
1. Ensure that the Facilities are maintained to the levels specified in the Performance Standards of the Project Agreement between RFM and NHS Grampian and Moray Council.
2. Service and repair of lighting and power distribution systems.
3. Reactive repairs to all types of lighting systems and power distribution systems.
4. Service and repair of motors and pumps.
5. Service and repair of fan coil units and associated systems.
6. Service and repair to HVAC control panels.
7. Undertake and perform Electrical AP duties in line with specific NHS SHTM regulations (training will be provided).
8. Competent on BMS control systems.
9. Undertake maintenance duties in such a manner as to support the objectives of the Client and with respect for the dignity and privacy of the resident group.
10. Operate at all times with safe working practices with due regard to Health and Safety Regulations, COSHH, Control of Infection, Waste Disposal.
11. Maintain asset histories, maintenance records and helpdesk reports, informing the administrator or tradesmen of any follow-up action that may be required.
12. Participate in an On-Call rota providing 24hr, 365-day cover to the Facilities.
13. Report all accidents and incidents as appropriate.
14. Provide support and assistance to other RFM personnel on site in the delivery of contracted services.
15. Carry out any other duties assigned by the Management Team in connection with RFM's operational requirements.
Minimum Requirements:
1. Qualified tradesman/extensive experience of property maintenance gained in either the Public or Private sector.
2. SQA Certificate in electrical installation parts one and two (or approved equivalent, including 18th regulations).
3. Experience in electrical power distribution systems/lighting systems.
4. Experience in HVAC control systems.
5. Electrical Testing/Desirable.
6. Raise Permits to Work for Sub-contractors for attending on-site.
7. Carry out Site Inductions of Contractors visiting site and refreshers when required.
8. Working within RFM safety Standards and understanding SHE Policies and Procedures.
9. Valid UK Driving licence.
10. The successful candidate will require a PVG/Disclosure Check before starting in the job.
