Position: Acquisitions Manager
Salary: £60,000 - £80,000 + bonus + benefits
Location: South of UK (Flexible hybrid working)
This is an exciting opportunity for an Acquisitions Manager to join a leading licensee with the rights to open and operate Starbucks coffee shops across England and Wales. With a strong commitment to quality, innovation, and sustainable growth, they are dedicated to expanding the Starbucks brand presence and delivering exceptional experiences to coffee enthusiasts.
About you
* A minimum of 3 years of relevant experience in site acquisitions, real estate, or property development, preferably within the retail or hospitality sectors.
* Proven track record of successfully identifying and securing leasehold and freehold sites for retail or hospitality purposes.
* Strong financial acumen with experience in financial analysis, deal structuring, and negotiation.
* Excellent project management skills, capable of coordinating cross-functional teams and external partners.
* Familiarity with the geographic area south of the M4 Corridor, demonstrating knowledge of local markets and trends.
* Knowledge of drive-thru and EV charging infrastructure requirements is a plus.
* Effective communication and interpersonal skills, capable of building rapport with internal and external stakeholders.
* Bachelor's degree in a relevant field (e.g., Real Estate, Business, Hospitality) is preferred.
About the role
Site Identification and Evaluation:
* Strategically identify potential sites for Starbucks coffee shops through market research, competitor analysis, and local market insights.
* Evaluate sites based on factors such as foot traffic, accessibility, visibility, and demographic suitability.
* Collaborate with the Starbucks brand team to ensure alignment with brand standards and customer experience objectives.
Pipeline Development:
* Develop and maintain a robust pipeline of acquisition opportunities, balancing short-term and long-term strategic goals.
* Establish and nurture relationships with property agents, landlords, developers, and other industry stakeholders to access off-market opportunities.
Financial Analysis and Due Diligence:
* Conduct comprehensive financial analysis, including ROI calculations, lease terms assessment, and site development costs.
* Lead due diligence efforts, evaluating legal, environmental, and planning considerations to mitigate risks.
Negotiation and Deal Structuring:
* Negotiate lease terms, purchase agreements, and other legal documents to secure optimal terms.
* Collaborate with legal and finance teams to ensure accurate documentation and adherence to company policies.
Project Management:
* Oversee the end-to-end acquisition process, coordinating with internal teams and external consultants to ensure timely execution.
* Manage project budgets, timelines, and key milestones, reporting progress to senior management.
Drive-Thru and EV Charging Hub Focus:
* Identify sites suitable for drive-thru compatible Starbucks locations and the potential for EV charging hub creation.
* Collaborate with design and development teams to ensure site suitability for required infrastructure.
Stakeholder Management:
* Build and maintain strong relationships with local authorities, planning departments, and other relevant stakeholders to facilitate smooth planning and permitting processes.
