We are looking for an experienced Property Manager to join our Commercial Property and Asset Management team based within our Cambridge office. The post holder will be responsible for a varied commercial portfolio and contribute to the growth of the firm’s Commercial Property and Asset Management team in Cambridge, while also helping to strengthen Carter Jonas’ profile within this market.
We are seeking someone with the desire to effectively manage an existing real estate portfolio by driving compliance, procuring and instructing works, leading tenant communications and maximising cross selling across the firm. We are open to those who have various property and facilities management experience including chartered surveyors.

Main tasks:
1. Collection of rents and other monies due, including chasing of arrears
2. Assisting with the preparation of service charge budgets and issuing of certificates and additional invoices following service charge reconciliation
3. Dealing with rent reviews and lease renewals
4. Identifying and implementing asset management opportunities
5. Administration of property insurance including apportionment of premiums, raising and issuing of invoices
6. Completing property inspections schedules and arranging annually, monthly or other condition reporting inspections as necessary
7. Liaising with clients, tenants and contractors
8. Providing accurate, timely client reports
9. Ensuring strict H&S compliance across client portfolios
10. Organising PPM, repair and maintenance work, including liaising with tenants and contractors, arranging access and monitoring works
11. Using and assisting with the maintenance of records on the TRAMPS property management and accounting system

What will it take to be successful?
We are seeking a hands-on property manager who is ideally RICS chartered (although not essential) with good working knowledge of all relevant legislation including L&T Act 1954, L&T Cov. Act 1995. The post holder will have strong client management and communication skills and will have the ability to drive business initiatives forward in a confident and personable manner. The role involves frequent travel so a valid driving license is required.
