At RMG, we manage small and large blocks and estates for RMC (Resident Management Companies), L&T (Landlord & Tenant), and Developers.
What will you be doing?
A hybrid Property Manager role, you'll be conveniently located to visit your developments in and around Hampshire and work with your regional team at our Gosport Office every Tuesday and Thursday. A typical week would be Monday and Friday work from home, Tuesday and Thursday at the Gosport office, and Wednesday site visits. This is a mixed residential portfolio of blocks and estates.
1. Carry out services required in accordance with the lease.
2. Monitor the services in line with the service level agreement with contractors and the terms of the lease.
3. Construct the appropriate budget and monitor the collection of service charges to fund necessary works, liaising with our specialist departments as required.
4. Manage and carry out the meetings with the RMC Directors, Residents association, developers etc. in line with the service level agreement and statutory requirements.
5. Be aware of the Compliance, Health & Safety, and M & E requirements of Residential Management and ensure your sites are fully compliant.
6. Maintain key relationships both internally and externally.
7. Ensure a full documented audit trail for site visits; meetings (formal and informal) are completed.
8. Ensure maintenance is identified and carried out as promptly as possible to cut down the risk of further damage.
9. Ensure all consultation procedures are followed.
10. Review lease requirements for major works.
11. Ensure section 20 notices are served and a major works programme is in place.
What are we looking for?
1. Block/Estate Property Management experience as a Property Manager or an Assistant Property Manager.
2. Ideally TPI (IRPM) qualified or working towards.
3. The ability to understand leases, service charge budgeting, and associated legislation.
4. Excellent organisational skills.
5. Confident and customer-centric mindset.
6. Strong communication skills with the ability to build and maintain relationships.
7. A valid driving licence and car.
