A fantastic opportunity has arisen for a Block Manager to join an extremely well-respected Estate Agent company.
My client is a leading Midlands name with an exceptional reputation and has service offerings across sales, lettings, Land & New Homes, Auctions, and Block Management.
The portfolio attached to this role will be based in Warwickshire and Worcestershire; therefore, you will need to be local to these areas. An office base in either Stratford Upon Avon, Coventry, or Evesham can be offered.
Block Manager – Package
* Basic up to £35,000 plus mileage
* Monday to Friday role
* Company pension
* Mileage paid for all business miles
* 25 days annual leave plus bank holidays
* Support with industry-related qualifications
* Management of the residential block management portfolio in your designated area
* Be the main point of contact for leaseholders, freeholders, and residents
* Ensure the company hits service agreement levels
* Maximise property assets for freeholders and leaseholders
* Organising and managing the maintenance of the buildings and communal areas, taking into account budget management
* Managing any onsite staff, cleaners, and maintenance
* Maintaining health and safety regulations and legislation
* Producing and managing service charge budgets across the portfolio
* Respond to information requests in a prompt and timely manner internally and externally to stakeholders
* Maintenance of a site inspections schedule for managed portfolios, undertake visits where necessary
* Arrange, attend, and record client meetings and RMC AGMs, including evening meetings
* Ensure all client developments and buildings are properly maintained and monitored
* Process Section 20 consultations
* Review insurance cover of developments on a periodic basis to ensure they have adequate levels of cover
* Work with other departments to ensure service charge accounts are prepared, approved, and distributed to residents in a timely manner in line with statutory obligations
Block Manager – Experience Needed
* Previous Block Management experience is essential
* Good knowledge of ARMA practice standards and MRICS service charge management code
* Good knowledge of Section 20 / Major works consultation process
* You will be a strong communicator with excellent interpersonal skills
* Able to prioritise workload and manage your own time effectively
* You will have solid IT skills and be technology savvy
