Job Title: Commercial Director – Project Delivery

The Director of QS and Commercial Europe reports to the Vice President of Project Delivery Europe and will be responsible for overseeing all commercial aspects of data center construction and development of Prime’s European portfolio. The Director of QS and Commercial Europe will manage contract negotiation, procurement, cost management, cost planning and risk mitigation, and will work closely with senior leadership, project managers, and external stakeholders to drive successful project execution. The Director of QS and Commercial Europe will support the early phases of potential sites with cost plans, budgets and forecasting.
Responsibilities:
Commercial Leadership & Strategy:
1. Execute the commercial strategy for the delivery of data centre development projects, ensuring alignment with the company’s yield and capex targets.
2. Oversee the commercial and contract management of all stages of the project delivery process, from inception to completion.
3. Provide guidance and oversight on all commercial matters related to project execution, ensuring that objectives are met in terms of profitability, risk, and compliance.
Contract Negotiation & Management:
1. Work with Internal and External legal counsel when defining contract strategy.
2. Manage the negotiation, drafting, and execution of contracts with contractors, suppliers, and clients for data centre development projects.
3. Ensure that all contracts are commercially viable, legally sound, and in the best interest of the company.
4. Handle contract disputes and claims, coordinating with legal teams to mitigate any risks.
5. Work with project to ensure accurate contract administration.
Cost Management & Financial Oversight:
1. Manage and execute budgeting, forecasting, and cost control across multiple projects, ensuring that projects are delivered within financial constraints.
2. Working with VP for project delivery review and approve all cost estimates, contingency draw-down, change orders, and project-related financial documentation.
3. Monitor cash flow and financial performance, addressing any variances and taking corrective actions where necessary.
Risk Management:
1. Identify and mitigate risks associated with project delivery, including financial, operational, and regulatory risks.
Procurement & Supply Chain Management:
1. Development of project procurement strategies.
2. Actively support the Procurement of Principal Contractor and executing MCA. Ensuring alignment with the project procurement strategy, timeline and commercial targets.
3. Support the Procurement Team during the procurement of capital plant and professional services.
4. Manage supplier and subcontractor relationships to ensure timely delivery of services and materials in line with project requirements.
5. Monitor and manage supply chain performance to avoid delays and cost overruns.
Stakeholder Management & Communication:
1. Serve as the primary commercial point of contact for Prime SLT, clients, internal teams, and external partners and funders during the project delivery process.
2. Provide regular reports and updates to senior management on project status, financial performance, and any potential issues.
Team Leadership & Development:
1. Lead, manage, and mentor the commercial project delivery team, ensuring high levels of performance, professionalism, and efficiency.
2. Collaborate with cross-functional teams in the US & EU, including construction, design, legal, and operations, to ensure smooth project execution.
Compliance & Governance:
1. Ensure compliance with all relevant regulations, industry standards, and best practices throughout the project delivery process.
Key Requirements:
Experience:
1. Minimum of 10 years within the construction, real estate, or infrastructure sectors.
2. Proven track record in managing complex projects.
3. Proven track record of delivery in the Data Center sector.
4. Previous experience in Commercial leadership role.
5. Educated in the relevant discipline and professionally qualified.
Skills & Knowledge:
1. Strong knowledge of data centre development, construction processes, and related technologies.
2. Expertise in managing the commercial aspects of capital expenditure, procurement, and project delivery.
3. Solid understanding of risk management, legal aspects of contracts, and compliance within the construction and infrastructure sectors.
4. Financially astute with experience in cost control, forecasting, and profit optimization.
5. Excellent negotiation, communication, and interpersonal skills.
