Job Title: Sales Advisor

Thorn Baker's has teamed up with a 5 Star Quality Award Winning Home Builder who is looking for a Sales Advisor to join their team. Throughout 18 years in operation, they are renowned for building new homes in desirable locations throughout Central England and have made massive strides to grow the business, adapting quickly to changing market conditions. Their unique approach has resulted in being awarded HBF 5-star status for 10 consecutive years.

Your Responsibilities:
1. Achieve monthly, quarterly and annual new homes sales targets as agreed with your Area Sales Manager / Head of Sales and Marketing.
2. Provide excellence in customer service from enquiry through every step of the customer experience.
3. Ensure the show home complex, stock plots, landscaping, signage, livery, AA signs, and development portal information are correct and presented to the highest standard.
4. Understand our product, specification and the benefits of buying our new homes including sustainability and energy efficient features.
5. Receive telephone, e-mail, walk-in and portal enquiries from potential customers and provide appropriate information, logging all enquiries on the Customer Management system.
6. Ensure a robust feedback loop with our marketing team to help direct our marketing activities.
7. Maintain a thorough understanding of competitors and local market information for your development and provide accurate and up to date reports as required.
8. Negotiate new homes sales, making best use of available home buying options and managing customer expectations effectively.
9. Ensure all sales and customer contact activities are logged on our Customer Management system.
10. Outline the benefits of the company recommended solicitor and IFA.
11. Be aware of choices and upgrades and understand the critical build stages for these additional extras.
12. Proactively monitor customers' sales progress to ensure exchange of contracts is timely.
13. Remain abreast of all home buying schemes available and current legislation.
14. Maintain weekly contact with existing customers on all aspects of the 5* customer journey.
15. Be aware of CML inspection and completion dates.
16. Undertake a weekly Health and Safety review.
17. Hold and minute weekly meetings with the Site Manager to monitor build progress.
18. Produce weekly reports as required by the Area Sales Manager.
19. Receive any issues/concerns from customers and ensure appropriate action is taken to resolve them.
20. Ensure GDPR compliance in relation to any data collected, stored or processed.
Required Skills:
1. Experience in a similar role with a medium-sized developer or high-quality home builders.
2. Proficient in sales techniques and conversant with all relevant legal terminology.
3. A good understanding of lenders and the financial aspects of purchasing a home.
4. IT literate, particularly in the Microsoft Office Suite.
5. Full UK driving licence.
