Job Description
Our client is a leading force in delivering large-scale projects across London, with a proven track record in high-profile phased regeneration schemes. They are seeking an experienced Quantity Surveyor to support their team on a major project.
The Project:
This is a prestigious £135m, Grade II listed, cut and carve fit-out project based in the heart of London. The role involves transforming an existing Edwardian building into a high-end commercial and mixed-use space, just a short walk from Moorgate and Liverpool Street stations.
Key Responsibilities:
* Procurement of Sub-Contractors: Ensure sub-contractor, consultant, and supply packages are within the agreed budgetary constraints.
* Tender Analysis: Properly analyse work package tender returns and attend pre-start meetings. Submit detailed order placement recommendations to the Senior or Managing Quantity Surveyor.
* Claims Management: Administer sub-contractor, consultant, and supplier claims, subject to the approval of the Senior/Managing Quantity Surveyor.
* Final Account Administration: Ensure sub-contractor, consultant, and supplier final accounts are processed in line with the company’s commercial interests.
* Design Team Meetings: Attend meetings to ensure contract compliance and identify opportunities to minimise unnecessary costs.
* Team Leadership: This role is a Number 2 position, working closely with an experienced Commercial Lead and overseeing the day-to-day management of the commercial team, including a PQS, QS, and AQS.
Requirements:
* Experience with cut and carve refurbishments on Grade-listed buildings.
* Ideally, experience in refurbishments into commercial/office space, though candidates from high-end residential, hotel, or general refurbishment backgrounds will also be considered.
* At least 5+ years of experience, including leadership experience as a Number 2 QS on major projects.
* Degree in Quantity Surveying or a related field (or equivalent experience).
* MRICS (Member of the Royal Institution of Chartered Surveyors) preferred for Senior QS.
* Strong knowledge of procurement and cost management processes.
* Ability to analyse tender returns, manage claims, and administer final accounts.
* Familiarity with both pre-and post-contract activities.
* Excellent communication and negotiation skills to work with both internal teams and external contractors.
* Solid understanding of construction contracts, particularly JCT and NEC.
* Experience with high-value and Grade II listed projects is advantageous.
* Strong attention to detail and an analytical mindset.
* Ability to work under pressure and handle multiple tasks efficiently.
* A proactive approach, with the ability to make decisions and lead by example.
