The Role: You will be responsible for Housing Management and Tenancy Support, ensuring that your scheme is safe, clean and maintained to a high standard. Meet regularly with tenants to ensure estate management services are providing value for money. This role line manages the performance of a team of Housing Support Workers who are responsible for providing a range of social activities for tenants both inside and outside the scheme. Contributory pension scheme 4% to 10% matched contributions Hybrid working Free onsite car parking 26 days annual leave in addition to bank holidays Employee assistance programme (24/7 telephone advice, information portal & face to face counselling sessions) Corporate eye care scheme providing free eye tests and free VDU glasses or contribution towards VDU glasses Extensive annual Staff Wellbeing programme Free annual flu vaccinations Access to an extensive range of corporate discounts on shopping, travel & days out Travel loan. 2 x volunteer days a year Key Activities: - Ensure void periods are minimised in accordance with the Allocations Policy by carrying out pre/post void inspections; arranging for works to be carried out and former tenants recharged where necessary. - Conduct viewings for prospective tenants and maintain a waiting list for the scheme. - Support the scheme Lettings Panel including arranging and servicing regular panel meetings, liaising with members concerning the prioritising of applicants. - Carry out tenant assessments to ensure eligibility including affordability as well as liaising with the Domiciliary Care Manager where necessary. - Conduct the sign-up process for new tenants, liaise with Finance regarding rent and service charges and maintain accurate tenancy records. - Conduct weekly routine & monthly comprehensive scheme inspections. - Review estate management services with tenants to provide the opportunity for tenants to give feedback. - Manage cleaning staff, ensuring they adhere to a service level agreement. - Manage service contracts (e.g. lifts, door entry, fire alarm system, sprinkler system) and follow the appropriate procedures to report defects etc. - Be responsible for the Emergency Alarm monitoring contract, conducting regular checks & reporting service delivery issues. Ensuring all tenants understand how to use the alarm service. - Conduct regular Health & Safety and Fire Prevention Checks in line with policy, reporting any concerns immediately. - Arrange the removal of rubbish from external and internal communal areas, recharging tenants where necessary. - Manage car parking spaces on site for tenants who are registered disabled/have accessibility issues, adhering to the Mobility Vehicles Policy. - Take appropriate enforcement action including meeting with and writing to tenants as part of tenancy sustainment measures. - Oversee the external meals catering service, regularly sampling the food and consulting with tenants about the service provided. - Make daily contact (e.g. during lunch, or via the call system) with all tenants (including arrangements with Caring Companions staff at weekends or when the Housing Officer is on leave) and keep records to demonstrate contact has been made. - Respond to all emergency calls, ensuring that tenants are supported to access other services required to enable them to sustain their tenancies. - Monitor and review budgets, reconciling invoices and submitting to Finance for payment. - Facilitate social events inside and outside the scheme, liaising with tenants about the success of events and planning more in line with budgetary constraints. - Oversee staff recruitment, induction & training. Professional Practice: - CIH qualification desirable and/or housing management experience in the voluntary, public or private sectors - Working knowledge of housing benefit and other welfare benefits - Good understanding of the regulatory role of the HCA Excellent understanding of the needs of older people living in a supported housing environment, in line with best practice - To demonstrate honesty, trustworthiness, reliability and respectfulness. - Good knowledge of safeguarding procedures. - Evidence of continuous professional development. Regulatory Requirements - This role requires an Enhanced Disclosure with a check of the adults barred list from the Disclosure and Barring Service. - Full driving licence with business insurance. - Knowledge of General Data Protection Act and how to implement. - First Aid Certificate, Fire Safety (training can be given) Internal controls - Ability to manage and work with budgets, and using measures of income and expenditure to plan and validate proposals - Able to prioritise and ensure policy and procedures are adhered to, raising concerns where necessary. Health & Safety - Application of H&S practices - Health and safety risk assessments Information Technology - Able to use Microsoft Word, Excel and Outlook for emails.
