JOB DESCRIPTION
JOB TITLE: Maintenance Person
ACCOUNTABLE TO: Home Manager and Deputy Manager
JOB PURPOSE: Maintaining, repairing and servicing to a high standard all company (and associated businesses as agreed) equipment and facilities as directed by the owners or their representatives.
SKILLS, KNOWLEDGE & QUALIFICATIONS
Required:
1. Satisfactory Adult First Check and DBS reference
2. Two satisfactory written references
3. General maintenance knowledge / experience e.g. minor electrical, plumbing, joinery work etc
4. Good communication skills
5. Confident team player
6. Clean driving licence
7. Use of a car or similar vehicle
8. Willingness to participate in further training
Desired:
1. Understanding of central heating systems, laundry equipment and hot & cold water systems
2. Knowledge of current Health & Safety regulations
3. Experience working with the relevant Client group
MAIN RESPONSIBILITIES:
1. To undertake repairs, including painting and repairing roofs, windows, doors, floors, woodwork, plaster, drywall, and other parts of building structures, together with grounds maintenance.
2. To be responsible for the maintenance folder in order to plan and complete weekly repairs/jobs required for the Home in a timely manner.
3. To be responsible for general grounds maintenance including mowing, weeding, watering and planting.
4. To proactively identify areas or items in need of repair in a timely manner and communicate cost effective solutions.
5. To use a range of tools competently, from common hand and power tools, such as hammers, saws, drills and wrenches, to precision measuring instruments and electrical and electronic testing devices.
6. To change light bulbs, fuses and conduct regular fire alarm tests.
7. To repair baths, showers, sinks, toilets, minor leaks, unblock sinks/taps and conduct regular radiator maintenance.
8. To carry out basic carpentry tasks, including re-hanging/sanding of doors, replacing door locks and latches, boxing in pipe work and hanging shelves, pictures, coat hooks etc.
9. To understand methods of decorating ensuring finishes to a high standard including wallpaper hanging, painting, wall preparation and basic tiling.
10. To be responsible for maintaining the building and grounds in line with health and safety requirements.
11. Responsible for the checking in of goods delivered and transporting them to the correct storage facility / location within the home.
12. Moving of furniture and equipment within the home.
13. To travel to other sites within a reasonable distance.
14. To ensure all Health and Safety procedures are adhered to and recognise when and how to take action, if required, that will prevent accidents with minimal impact on the Home’s operational needs.
15. To ensure that the premises and equipment are maintained in a safe condition at all times.
16. To ensure the Care Home’s weekly and monthly maintenance tasks are carried out and documented appropriately.
17. To undertake and initiate risk assessments as and when required.
18. To ensure premises and grounds are safe and secure, free from litter and hazards.
19. To understand the arrangements for ensuring that residents are safeguarded against the risk of abuse.
20. To adhere to the Home’s systems designed to assess the risk of, and to prevent, detect and control the spread of infection.
21. To assist with the general standards of hygiene and cleanliness in relation to the premises.
22. To ensure that the Company’s standards in relation to the upkeep and tidiness of the Care Home are maintained.
23. To report any observed faults, defects or damage to the premises, fixtures and fittings or equipment to the person in charge.
24. To support Management in ensuring the security of the home and safety of residents.
25. To support the Registered Care Home Manager to assess and monitor the quality of the services provided.
26. To undertake and assist in other duties as may be necessary from time to time.
Communication:
1. Participate in Staff and Resident meetings as and when required.
2. Ensure that good communication is maintained between staff.
3. Ensure that good communication is maintained with residents and their relatives.
4. Ensure that any complaints are referred to the Home Manager or Deputy Manager.
Training and Development:
1. Maintain up-to-date knowledge and develop practical skills.
2. Attend mandatory training days/courses, on or off site, as and when required.
Health and Safety:
1. Report immediately to the Home Manager, or Person in Charge, any illness of an infectious nature or accident incurred.
2. Understand and ensure the implementation of the Care Homes Health and Safety policy.
3. Report to the Home Manager or the Handyperson, any faulty appliances, damaged furniture, equipment or any potential hazard.
4. Promote safe working practice within the Care Home.
General:
1. Promote and ensure the good reputation of the Care Home.
2. Ensure that all information of a confidential nature gained in the course of duty is not divulged to third parties.
3. Ensure the security of the Care Home is maintained at all times.
4. Carry out any other tasks that may be reasonably assigned to you.
