Seeking a Development Project Manager

What you'll be doing:
1. Undertaking contract management and administration, ensuring all site meetings and progress review site visits are carried out efficiently.
2. Project managing the plot sales and marketing process, collaborating with key stakeholders to maximise sales revenues and rates.
3. Negotiating construction contracts and assisting in the acquisition of land and buildings for optimal value.
4. Identifying new development opportunities to meet growth and profitability targets, leveraging an extensive network of contacts.
5. Managing the design, development, and planning process for new projects.
6. Financial management of projects, including invoice coding, cash flow monitoring, and budget adherence.
7. Monitoring and reporting on scheme-specific risks and ensuring site health and safety compliance.
8. Liaising with consultants, solicitors, valuers, local authorities, contractors, and developers.
9. Preparing written reports for approval by Directors and/or Board.
10. Providing effective handovers of completed homes and managing schemes during the defects liability period.
11. Assisting with feasibility studies, financial appraisals, and market research for potential developments.
12. Assisting with the development of scheme concepts and options appraisals.
13. Managing the acquisition process of land and property.
14. Preparing files for audits, external plot sales, solicitors, and lending authorities.
15. Assisting with information gathering, investigations, and warranty claims related to latent defects.
16. Assisting in continually reviewing and improving the Development Procedure Guide.
What you'll need:
17. A degree level qualification in a related subject is desirable.
18. Membership of, or working towards membership of a relevant professional body is a plus.
19. Previous experience in property development delivery is essential.
20. Project management experience and a proven track record of on-time, on-budget, and high-quality delivery.
21. Knowledge of the property development process, the built environment, and good design principles.
22. Familiarity with building contract procurement and management.
23. Ability to think creatively and problem-solve within a prescribed framework.
24. Strong communication skills, both written and verbal.
25. Proficiency in using development appraisal and cash flow management software.
26. Great interpersonal skills and the ability to represent the organisation effectively.
27. Excellent customer service skills.
28. Understanding of residential market dynamics.
