Purpose
As a Property Manager, you will be a key member of the Loveitts Longlease team, managing a portfolio of residential properties and supporting the Director and property management team in coordinating building repairs and maintenance.
Key Responsibilities
1. Manage a portfolio in the Worcestershire and Warwickshire area.
2. Organize maintenance for buildings and communal areas.
3. Liaise with contractors for maintenance and major works.
4. Manage onsite staff, cleaners, and maintenance personnel.
5. Ensure compliance with health and safety regulations.
6. Produce and manage service charge budgets.
7. Approve works and supplier invoices within deadlines.
8. Respond promptly to information requests from stakeholders.
9. Maintain a site inspection schedule and conduct visits as needed.
10. Arrange, attend, and record client meetings and RMC AGMs, including evening meetings.
11. Ensure proper maintenance and monitoring of client developments and buildings.
12. Process Section 20 consultations.
13. Periodically review insurance cover for developments.
14. Collaborate with other departments to prepare, approve, and distribute service charge accounts in line with statutory obligations.
Skills
1. Knowledge of ARMA practice standards and RICS Service Charge Management code.
2. Understanding of Section 20/major work consultation processes.
3. Excellent written and verbal communication skills.
4. Strong organizational and prioritization abilities.
5. Customer/client-focused approach.
6. Proficiency in Microsoft Office, especially Word and Excel.
7. Ability to manage leasehold sales enquiries and tasks related to property transfers and sub-letting.
Experience
1. Experience in Block Management.
2. Experience working in a close team environment.
3. Administrative experience in a busy setting.
4. Basic knowledge of service charge accounts.
