Role Overview:
As part of the Facilities Team, The Premises Manager will be responsible for the cost effective and efficient delivery of FM services at Peacehaven Schools, taking daily responsibility for the performance and delivery of all the FM services within the schools, with particular emphasis to the management, cleaning, and maintenance of the building. They need to ensure premises are safe and in a healthy environment, conducive to learning and co-ordinate all site FM activities to support the core school activities. To work closely with all sub-contractors coming to site, carrying out site inductions and checking and supervising their work activities in line with agreed RAMS, to ensure H&S compliance and minimum disruption to the schools, likewise EMCOR UK directly employed maintenance teams.
This will involve the recording of various activities, site auditing for record purposes, the Premises Manager will report to the Soft Services Manager ensuring a high standard of customer service delivery, this will include liaising across all service lines. They will be a highly motivated people manager capable of driving a high performance team and maintaining an approach of continuous development and improvement of standards.
What you'll do:
* Responsible for the routine and emergency opening and closing of the school to meet the curriculum time scales as laid down by the Contract Management Plan and Local Education Authority ASP’s.
* To undertake a building closedown (and opening), patrol to ensure that all security measures are taken with all lighting and other electrical equipment turned off and left in a safe state prior to locking up the building.
* Carry out daily routine building and facilities checks using computerised equipment where required and recording of information and passing this to the local EFS Manager at regular time intervals.
* Responsible line management for the cleaning staff, including timekeeping and monitoring performance and attendance ensuring they carry out their cleaning duties in an effective, efficient and regular manner as per contract cleaning specification.
* Notify the local EFS Manager of the necessity for any repair or maintenance work required which will affect the safe and efficient operation of the building.
* Undertake HR RTW interviews and first line investigation and disciplinary, initial role in staff recruitment.
* During periods of inclement weather, ensure that all entrances are clear of ice and snow and lay suitable grit to ensure safe access at all times.
* Operate heating and other systems in and around the building in accordance with procedures and manufacturers recommendations.
* In the event of any vandalism, break-ins or other emergencies, inform the relevant services immediately and ensure that the EFS help desk is informed of the occurrence.
* Maintain adequate janitorial supplies to ensure the correct cleaning materials are available as and when required.
* To support BAM & ESCC and EMCOR for ensuring that all activities of EMCOR and their contractors comply with EMCOR Environmental, Health & Safety policies and procedures; and comply with all local national legislation.
* During school closure periods, carry out such duties throughout the school as required to maintain the condition to operational standards that meet the school’s curriculum.
* To produce Monthly and non-regular reports in a timely manner as required.
* Deal with issues/problems that may occur both within the account on a regional basis from both client and EMCOR view point.
* Carry out other duties that may become necessary from time to time which are not covered by any of the events listed above and within reasonable requirements and skills level of the individual.
Person Specification
Who you'll be:
* Experience within a similar role essential
* Good IT skills particularly including Word & Excel, ability to produce and input into ICT development and detailed management information reporting.
* Knowledge of CAFM systems and benefits including effective monitoring and reporting of service performance.
* Excellent level of interpersonal and customer relationship skills
* Ability to sustain effective relationships at all levels.
* Ability to plan, Organise and work independently, have a “can do” attitude.
* HR/staff management experience is essential.
* Full UK Driving Licence.
* IOSH Managing Safely / IOSH SHE Responsibilities with FM or NEBOSH Certification.
