To carry out property management activities and services so as to maintain, administer and supervise an assigned portfolio of properties with dedicated flat management directors and leaseholders to achieve the highest levels of service in accordance with Warwick Estates agreed business standards.
About you
* You’ll have managed budgets and overall expenditure for developments, producing forecasts and reports.
* You are an IRPM associate/membership, with a full working knowledge of the Landlord & Tenant Act 1985.
* Your ideal role will be a varied one, where you’re not sat in an office all day; you enjoy working with people and helping to enhance their lifestyle on a day-to-day basis.
* Able to converse and meet with clients; understand their requirements and produce follow-up estimates.
* The ideal candidate will demonstrate excellent knowledge and experience in residential property management including block management, providing clear examples of their problem-solving skills and reliability. They will show how they simultaneously keep track of all activities, pay attention to detail, and thrive under pressure.
Day to day activities
* You will be responsible for the day-to-day management of a portfolio of properties and the relationship between the company and its clients.
* Keep up to date property/lessee records on the Warwick computer system.
* Prepare tribunal applications and adhere to subsequent directives.
* Plan for the future regarding building maintenance and reserve contributions, including condition reports and long-term plans, where appropriate.
* Manage and motivate all direct operatives and sub-contractors, ensuring planned works are completed on time while minimizing disruption to residents and the public.
* You’ll manage and provide a full cycle property management service to a geographically varied portfolio of residential developments, including carrying out site inspections, preparing service charge budgets, managing works, issuing Section 20 notices, dealing with contractors, and attending AGMs.

Experience
Experience of risk assessment in the residential property management industry, particularly in construction design management regulations.
