Assistant Accommodation Manager
Location: Loughborough Student Homes, UK
Reporting to: Accommodation Manager
Hours of Work: 30 Hours
Salary: £12.00 per hour, rising to £12.50 after successful probation
Introduction
Cloud Student Homes is a national provider of Purpose Built Student Accommodation in England. We focus on providing our students with more than ‘just’ their accommodation, ensuring safety, security, and the social aspect of University life.
The role of Assistant Accommodation Manager is to assist the Accommodation Manager in running the accommodation with the highest safety in mind while ensuring a first-class residential and customer experience.
Main Responsibilities and Functions:
* Work with the Accommodation Manager in managing the residence, ensuring the property is operated in line with our agreed operating principles and supporting the achievement of our company goal to be industry-leading in service levels to students, parents, and stakeholders.
* Ensure the facility is maintained to the highest standards and operated in full compliance with all appropriate legislation and industry standards (including ANUK accreditation requirements).
* Liaise and work collaboratively with colleagues in the college to ensure the highest level of collaboration across the facility.
* Implement, monitor, and record all statutory requirements in terms of Health and Safety.
* Lead the sales process to ensure the building achieves 100% occupancy each year.
* Assist the Accommodation Manager in recruiting, training, managing, motivating, and developing staff, student residence assistants, and contractors to embrace the ‘more than just a room’ philosophy of Cloud Student Homes’ student care.
* Ensure the highest possible standards of student safety and welfare.
* Promote a vibrant community across the facility.
Duties:
Accommodation Operations:
* Manage the letting of rooms in accordance with Cloud Student Homes’ agreed protocols.
* Manage check-in and check-out procedures ensuring efficient room management procedures are followed.
* Take a lead role in producing and implementing a social activities programme.
* Manage the communication processes to and from our customers.
Building and Facilities Management:
* Assist the Accommodation Manager in overseeing all Residence maintenance and housekeeping (reactive, planned, and cyclical) to ensure sector-leading service levels.
* Ensure that service contracts are monitored for efficient implementation and compliance.
Financial:
* Manage rent payments and debt.
* Ensure guarantor details are recorded.
* Ensure tenancy/licence agreements are fully executed and stored in accordance with policy.
* Work with internal and external partners to improve services, value for money, and profitability.
Marketing and Promotion:
* Develop and maintain information/imagery for the production of marketing materials and campaigns (printed, online, and social media).
* Oversee and drive the residence’s social media presence in line with Cloud Student Homes’ policy.
* Market the property to direct let customers where required (in accordance with Cloud Student Homes’ agreed protocol).
* Market to existing customers to maximise repeat business (in accordance with Cloud Student Homes’ agreed protocol).
* Manage lettings including short-term contracts and summer lets (in accordance with Cloud Student Homes’ agreed protocol).
* Lead inward visits from agents/partners/parents when necessary.
Service Provision:
* Ensure that service level agreements with internal stakeholders are met and that any shortfalls are documented and reported to the National Residence Manager and College’s management team.
Compliance:
* Ensure adherence to, maintain, and contribute to the development of policies and procedures in accordance with necessary legislation and the ANUK accreditation scheme.
* Support colleagues with regards to requirements under immigration legislation.
* Ensure all necessary documentation required to satisfy ‘right to rent’ legislation is checked, recorded, and stored in line with policy.
* Ensure all staff (directly employed and contractors) have the appropriate DBS clearance before starting work within the residence.
General:
* Any other duties as may be required by the Accommodation Manager.

Essential Skills/Experience:
* Experience in customer service, hospitality, or student accommodation, ideally in an accommodation-related area.
* Experience in facilities management.
* Experience as a team leader.
* Experience of working to agreed budgets.
* Ability to prioritise workload and meet deadlines.
Job Types: Part-time, Permanent
The company operates an annual leave blackout period from 10th August to the end of September every year to cover the new academic intake of students into the property.
This role will involve out-of-hours cover for emergencies.
