The Housing Officer is responsible for Housing Management and Tenancy Support Services at The scheme. The post holder's principal responsibilities are as follows:
1. To deliver comprehensive Housing Management services to ensure the scheme is safe, clean and well maintained to a high standard;
2. To let vacant properties minimising void periods;
3. To support tenants to sustain their tenancies with the Organisation and where necessary to enforce the conditions of tenancy;
4. To facilitate a programme of appropriate activities for tenants.
The post holder will ensure they understand and consistently implement the Organisation’s Housing Management Policies and Procedures making any recommendations for change.

What will you be doing?
Role Specific Responsibilities
1. Housing Allocations and Void Management
1. To ensure void periods are minimised in accordance with the Organisation’s Allocations Policy, procedures and performance targets and to maintain void monitoring reports.
2. Carry out pre and post void inspections arranging for necessary works to be carried out to maintain the Organisation’s letting standard.
3. To provide advice to applicants including opportunities for potential tenants to visit the scheme and to promote the scheme generally.
4. Carry out detailed assessments of potential tenants to ensure eligibility and that they will be able to afford and sustain their tenancy.
5. Sign up all new tenants explaining the responsibilities of both the Organisation as landlord and the applicants as tenants.
2. Estate Management
1. The Housing Officer will make and document weekly ‘routine’ visual scheme inspections and comprehensive monthly inspections.
2. Estate Management services will be reviewed at quarterly meetings with tenants.
3. The Housing Officer will ensure that all internal communal areas are cleaned regularly in accordance with agreed service standards.
4. The Housing Officer will ensure that external communal areas are cleaned and maintained regularly in accordance with agreed services standards.
5. The Housing Officer will be familiar with the service contracts for the scheme and follow the appropriate procedures to report defects.
3. Tenancy Support
1. The post holder will provide Intensive Housing Management services.
2. The post holder will oversee the meals service on a day-to-day basis.
3. The Housing Officer will ensure that some form of contact is made with all tenants each day.
4. Respond to all emergency calls made by tenants using the emergency call system.
5. Facilitation of social events and activities.
4. Staff Management and Supervision
1. The post holder is responsible for the cleaning and housing staff at The scheme.
2. In liaison with the HR department arrange staff recruitment, induction and ongoing training.
3. Record staff absence and annual leave.
4. Enforce disciplinary procedures where necessary.

About You
Education & Qualifications
* Demonstrate evidence of appropriate qualification (CIH qualification desirable).
* Housing management experience in the voluntary, public, or private sectors.
* Willing to undertake training.
* Proficient in the use of Microsoft Word, Excel, and Outlook.
