ROLE: Commercial Manager (High End Residential / Prime) LOCATION: West London, UK SALARY: £70,000 - £90,000 DOE Benefits Opportunity for Commercial Manager We're looking for an experienced Commercial Manager to lead a growing commercial team. This role is key to the financial and contractual success of our projects - from pre construction through to final handover. You'll bring strong leadership, commercial insight, and ability to drive profitability while upholding the highest quality and compliance standards. Key Responsibilities of a Commercial Manager Financial & Commercial Management - Oversee the preparation and submission of tenders and manage subsequent contract negotiations - Set, monitor, and control project budgets to ensure profitability. - Produce accurate cost plans, cash flow forecasts, and risk assessments. - Lead monthly commercial reporting and board-level updates - Ensure timely invoicing and payment cycles - Reconcile WIP with the financial team each month - Manage retention releases on completed projects Contract Management - Draft, negotiate, and manage contracts with clients, suppliers, and subcontractors. - Review variations, claims and contractual obligations - Resolve disputes professionally and proactively - Ensure all projects are compliant with regulations and industry standards Procurement and Supply Chain - Lead procurement strategy across projects - Maintain strong supplier and subcontractor relationships - Negotiate favourable terms to minimise risk and maximise value. Team Leadership and Client Stakeholder Engagement - Manage, mentor, and support a team of Quantity Surveyors - Work closely with project managers, designers and stakeholders. - Build and maintain strong relationships What we're looking for in a Commercial Manager - Degree in Quantity Surveying, Construction Management, or a related field. - Minimum 5 years in a Commercial Management role within high-end or luxury residential construction. - Proven record of delivering complex projects to time, budget, and quality expectations - Strong financial acumen with deep understanding of cost control and forecasting - Excellent negotiation, leadership, and interpersonal skills.
