Location: Buona Vista
As a Facilities Manager, you will deliver services to operate and maintain the property including customer/client services, budget management, facility maintenance, procurement, and supplier management. Develop client relationships with key representatives in supporting client's corporate real estate goals and objectives.
Leads team in the execution of inspection testing and maintenance of facilities systems in compliance with all applicable local code. Monitor the MEP maintenance services, looking out for their quality and ensuring their timely delivery according to existing SOPs.
Likewise, you'll play a part in the engineering oversight of the client's comprehensive facility, contract and procurement management for facilities engineering services. You'll contribute to hitting financial targets and other goals set by the Campus Lead, achieving key performance indicators, and meeting service level agreements.
RESPONSIBILITIES:
Overcoming Engineering Challenges and Commitment to Operational Excellence
As a Facilities Manager, you will:
1. Provide basic technical advice and guidance for Facilities Engineers and technicians at campus and project teams on process system matters.
2. Lead team members in executing tasks and responsibilities.
3. Involve in general building process and mechanical system-related issues and lead troubleshooting and restoring HVAC systems.
4. Mentor and train staff on proper execution of work tasks and ensure team members have the correct equipment and tools necessary to safely perform the job.
5. Manage and program building management systems (BMS).
6. Perform maintenance planning, implementation, and review of site-specific engineering processes and protocols including documentation and adherence to the established change management controls for the Campus.
7. Contribute to the investigation of facilities-related issues and lead troubleshooting & restoring systems.
8. Maintain documentation of all maintenance performed including system deficiencies.
9. Perform risk assessments & Failure Mode and Effect Analysis (FMEA) to gain an intimate understanding of the system.
10. Facilitate Work Order processing to ensure the timely and orderly flow for Work Orders (CMMS /Corrigo workflow).
11. Provide effective solutions in managing our campus daily operations and technical issues including difficult situations.
12. Ensure that all essential site activities, including maintenance, are performed in a safe and efficient manner; complying with policies and requirements set out by the manufacturer, government, our client, and our own management teams including compliance with statutory regulations on fire, environmental, health and safety standards.
13. Lead audits to ensure that all safety procedures, including disaster recovery and business continuity plans, as well as escalation procedures, are in place and maintained.
Performance Excellence
1. Foster positive working relationships by meeting (and exceeding) our service level agreements with the client. Working as part of a larger team, ensure all key performance indicators are met, as set out in the management contract.
Championing Improvement including Projects
1. Monitor spend and budgets for the engineering contracts as required.
2. Suggest improvements and savings for the engineering systems that will benefit both us and our clients.
3. Work closely with our vendors, coordinating with them on a variety of projects from beginning to end. Ensure that our vendors are managed accordingly, and safety audits and repairs are in sync with the projects' timeline.
4. Be the engineering point of contact and work closely with respective system leads on forecasts and planning in line with client's requirements.
5. Be open to new and innovative ideas and focus on continuous improvement and delighting the customer.
A Technical Hand-on Expert
1. Earned a diploma or degree in engineering (Mechanical).
2. At least five years of experience in a lab or plant machinery environment or engineering operations.
3. A strong background in engineering troubleshooting is a big plus.
4. Proven experience in facilities system operations, MEP installations, etc.
5. Experience in electrical and thermal safety, HSE programs would be a plus.
Good Communicator
1. An excellent command of spoken and written English.
2. Ability to communicate technical issues to non-engineering colleagues, clients, and vendors.
