As a Contracts Manager, you will oversee a number of projects from start to completion, ensuring that work is completed on time and within budget. You will work on a wide variety of roofing and/or cladding projects. Your position will mean you are the first point of contact for the principal contractor; therefore, excellent communication skills are essential. Health and safety issues will also serve as a top priority in this role, as will managing client expectations. You will be expected to have a good grasp of all commercial aspects of your projects while working alongside someone from the commercial department. Each project will have a dedicated Project/Construction Manager who you will oversee, and they will report to you on a daily/weekly basis. You will be expected to work alongside the relevant Quantity Surveyor, completing accurate CVRs on a monthly basis.
Key Responsibilities:
1. People Management:
1. Overseeing Management on each project.
2. Hold meetings with Project/Construction Managers to ensure they are progressing in their roles.
3. You will oversee the Project Managers (or Construction Managers depending on the size of the project) and any site issues. Day-to-day site running will be the responsibility of the Project Managers (or Construction Managers), but you will be charged with overseeing these projects and resolving any on-site construction and design issues that the PMs are unable to overcome.
4. Allocate the sub-contractor workforce to each project and manage ongoing relationships.
2. Risk Management:
1. Attend on-site meetings to liaise with Main Contractor/Client to resolve any potential issues.
2. Strong grasp of health and safety on each individual project.
3. Escalate any site issues to the Health and Safety adviser when necessary.
4. Give yourself time to understand the areas of risk on each project.
5. RAMS will be written by the PM/CM and approved by you.
3. Financial Management:
1. Understand the budget for each project so when reviewing the CVRs, all is clearly presented. Review CVRs monthly with Quantity Surveyors.
2. Set, monitor, and control all project budgets and spending.
4. Quality Management:
1. Work closely with estimators, buyers, and the planner to deliver projects in a timely manner.
2. Attendance at fortnightly project reviews with the whole project team for each job.
3. Liaise with the construction planner to ensure all projects are programmed to a level of detail necessary for the site team to deliver the schedule without delays.
4. Liaise with the Design team and plan the works required. Review any drawings before the project starts. Work with the design team to resolve any ongoing or potential design issues.
5. Attend handover meetings for all relevant projects.
5. Relationship Management:
1. Any problems that may affect the project commercially or affect relationships with the Main Contractor will need to be escalated to the Head of New Build.
2. Secure work and build strong relationships with the principal contractor.
3. Attend Pre-let meetings to secure projects.
4. Generate repeat business through relationships built from completed projects.
Qualifications required:
1. NVQ Level 6 or 7.
2. SMSTS.
3. First Aid Training.
4. Full UK Driving licence.
