Description As Europe's biggest airport and the UK's only hub, Heathrow also rents out 1.4m sqm of space to over 280 tenants - earning over £147m p.a. Managing the property portfolio well is essential for our airports' operation, as our customers (internal and external) depend on the availability and quality of our accommodation. You will join a high-performing team that manages our extensive terminal and central terminal area Property assets including office accommodation, desks, airport lounges. It will expose you to a diverse range of tenants across a varied mixed-use portfolio in a complex operational and commercial environment that presents competing internal and external demands for space. Responsibilities Building relationships with customers in terminal-based assets, respond to their needs and enforce contracts where necessary. Enhancing the income and long-term value of the terminal estate through active asset and estate management activity, including refurbishment. Undertaking and oversee the whole process of lettings, lease renewals, rent reviews and other asset management activities. Financial and H&S reporting on the terminal estate performance. Managing the relationship with key terminal space stakeholders such as our Operational, Engineering, Baggage and Retail teams. Leading on critical terminal improvement projects to ensure property actions are captured and responded to accordingly. Working with internal and external stakeholders to ensure the safety and compliance of the Property estate. Working with Heathrow Engineering and third-party contractors to ensure the upkeep of the estate. Undertaking rent reviews, lease renewals. Agreeing new lettings from heads of terms through to lease/licence completion. Identifying new opportunities to add value. Working with multi-disciplinary project teams representing property for capital works/other projects. Working with Heathrow & External Legal on process of negotiation, renewals and contract enforcement. Heathrow Finance on monthly finance reporting and billing queries. Qualifications MRICS/AssocRICS preferred with experience in a commercial landlord-tenant environment. Good knowledge of all commercial landlord-tenant legislation Excellent client management skills Excellent time management skills & ability to work on multiple projects. Good financial numeracy and experience of setting and managing complex budgets. A strong understanding of operational estates, contractual procedures, health and safety and experience of working with multi-disciplinary technical teams. LI-Hybrid
